Working at Colliers Project Leaders gave me exposure to projects across multiple sectors and the flexibility to work from anywhere — home, office, client office, or site. My colleagues at the peer level were great to work with, and there are many talented people who genuinely care about delivering projects.

However, the leadership culture leaves a lot to be desired. Senior staff are heavily focused on delegating work downwards while spending most of their time in meetings. Internal politics are common, with people competing for credit rather than focusing on collaboration or delivering quality outcomes. Fragile egos are rewarded, while accountability is lacking.

The role of project manager here is overloaded. You’re expected to deliver projects, manage clients, support business development, improve internal processes, and coach junior staff — but none of this is reflected in the pay structure. Calendars are always fully booked, yet progress often feels stalled. Leadership bonuses are guaranteed, but the people actually delivering the work rarely see fair recognition or performance-based bonuses.

The leadership structure is also confusing, with multiple overlapping roles (VPs, Principals, Managing Principals, Project Directors, Sector Leads, Team Leads). With “too many chefs in the kitchen,” staff are left unclear about who to approach for direction, and accountability gets diluted. To make matters worse, many experienced senior leaders who could actually bring in business and provide mentorship have been let go, leaving a significant gap in knowledge and capability.

While the CEO highlights DEI initiatives during town halls, these presentations rarely provide meaningful insight into company growth strategies or long-term sustainability. Without clarity, accountability, or investment in staff, the future direction of the company feels uncertain.

What is the best part of working at the company?
The best part of working at Colliers was the level of independence and trust I was given in managing projects. I had the opportunity to make decisions independently, which strengthened my confidence and enhanced my ability to assess risks, evaluate options, and move projects forward effectively. That experience helped me grow as a professional and improved my decision-making and leadership skills.

What is the most stressful part about working at the company?
One of the more stressful aspects was that the project management system (PMIS and then KAHUA) we used were sometimes slow and not fully tailored to Colliers’ needs. This occasionally created delays in tracking and reporting. However, I learned to adapt by developing my own methods to stay organized and ensure nothing fell through the cracks, which ultimately strengthened my ability to manage projects under less-than-ideal conditions.

What is the work environment and culture like at the company?
The work environment at Colliers is collaborative and client-focused, with a strong emphasis on professionalism and accountability. While I often worked independently on projects, there was always support available when needed, and the culture encouraged taking ownership and making sound decisions. This balance of independence and teamwork helped me grow in confidence and develop as a project manager.

What is a typical day like for you at the company?
A typical day at Colliers involved a balance of project coordination, client communication, and technical review. I would start by reviewing project schedules, budgets, and outstanding tasks, then connect with clients and consultants to address issues and keep projects moving forward.

I’m currently working at Colliers Project Leaders, and it’s been a genuinely positive experience. The company invests in its people, and I’ve had consistent opportunities to learn, take on new responsibilities, and develop my skills. Leadership is supportive and approachable, and they make an effort to communicate clearly and recognize good work.

The culture is collaborative, respectful, and focused on delivering quality for clients. My team works well together, and there’s a strong sense of trust and professionalism across the organization. Work-life balance is taken seriously, and flexibility is available when needed, which makes a big difference day to day.

Overall, Colliers Project Leaders is a place where you can build a meaningful career, feel valued, and be part of a team that takes pride in what it does. I’m glad to be here and would recommend it to others looking for a supportive and growth‑oriented environment.

Coworkers are nice and pay / benefits are fair.

Opportunities for improvement and professional development will be severely lacking if you are an engineer in training (EIT).

I am an assistant project manager and an EOT and my role for the past 1-1/4 year has mainly consisted of writing meeting minutes/agendas, status reports, invoice authorizations and other various administrative tasks. To date I have not been to an actual construction site to witness construction in progress. There has been no opportunity to gain the technical hours required to obtain the professional engineering designation yet. In my province of Ontario my work at Colliers will likely be ineligible for consideration towards my PENG.

If you have a marketing or business degree I would recommend Colliers. If you have aspirations to get the professional engineering designation and are currently an EIT  this company may not be your best option.

I worked at Colliers for 4 years being promoted from Assistant Project Manager to Project Manager after 2 years. The nature of the company's roll within the ICI industry creates an environment for great exposure to a variety of projects. The onboarding and training is strong, organized, and standardized... probably because they have to constantly rehire the employees who've become sick of working 50-60 hours a week with no additional compensation.

Management is hit or miss, some people were good. Management will do everything they can to limit raises and bonuses. Their focus is the bottom line. I'd strongly recommend not working here unless it's your first job in ICI management. 

I worked for the company Colliers Project Leaders - CPL (old MHPM) for a few years so I know the management and CEO pretty well. 

This Vancouver run office needs new management !! I feel embarrassed for not leaving earlier. They have big problems.

This is my observation:

- The lowest morale ever, you need to look over your shoulder every second.
- Management promotes a bully and toxic environment
- On average PM's and SPM's do not stay longer than 6 months, they either get fired or leave
- The VP's are sneaky, they do "confidential" surveys and fire people for telling what they don't like to hear. Very true guys believe me!
- They lied to me many times with small details, put me in front of a client and accused me of not doing my homework, instead of taking responsibility. Client found out the truth and stopped working with CPL.
- Forget about bonus, management find reasons to pay you nothing   
- Undermine your confidence big time!

Well, not that great.  If you work less then 50 hours a week the VP will have a "sit down" with you, poor pay in that they talk about big bonuses , however they fall short (very short).  When on vacation the expectation is you always have your computer and phone on and you ARE available. 

Key to this company is the bottom line, you must Bill out 40 hours a week min, this is not possible if you take in all of the other non-billable work expectations, thus the 50 hour work week.

And yes, if you need to travel for projects (which you will need to), keep in mind that all travel is on the employees time, you either travel on weekends (Sundays) or after/before work hours.

Management does not treat employees like actual human beings and does not try to keep them happy. Management not afraid to throw employees under the bus in order to keep clients satisfied. Everything is driven by the bottom line. Company is rotten at the core and it breeds a toxic environment.

No opportunity to try new things or work on exciting projects. No culture exists because it is a constant revolving door of employees. If you don't fit into a specific mold they will lay you off, even though you may qualified to do the work. Upper management is not approachable and you have to go through your direct report to even speak with them. HR was often unprofessional and would talk loudly about other people in an open office environment. PM's get put through a boot camp, acting as if they are the highest power in regards to Project Management but it's things that any PM should already know.

Adequate benefits but at a cost

A lot of micro management. Company executives never had staff’s back

Not a great culture. I was on full time secondment and hence never had the opportunity to interact with anyone else in company
