My current role has been instrumental in contributing to my skill-set. A typical day at work consists of getting in touch with clients to understand their case and assist them in securing a mortgage. I act as a bridge between the lender and borrower and am responsible for collecting all documents and handling all administrative tasks associated with an application for financing. 

The core of my duties lies in analyzing each profile by reviewing clients’ financial information to assess affordability. I exercise my analytical and reasoning skills by assessing quantitative and qualitative features of each profile – including annual business/employment income, credit score, repayment history, income stability etc. Moreover, I use tools such as loan servicing ratios to ensure that borrowers are not exceeding their financing limits, thereby reducing likelihood of loan defaults. 

The most enjoyable part is the opportunity to build lasting relations with lenders and borrower and being able to assist borrowers in their difficult circumstances. Likewise, the hardest part of the job is not being able to help clients who are in sincere need of financing but who cannot be assisted due to poor credit/repayment history.

As a junior agent, you are expected to start bringing in clients ASAP or after the first few months. Despite the fact that the 80/20 rule heavily applies, cold calling is emphasized in order to get referral sources if you don't have your own network. If you have no network, you are encouraged to just cold call. A lot of potential for fraud. Training isn't bad, but nowhere near enough. The worse part is the exorbitant fees you have to pay UP FRONT. you can make no sales (Since it's 100% commission) but you better be ready to pay your monthly desk fees, plus association fees, plus the standard licensing fees with no reimbursement. 

For anyone looking to embark on a new career in mortgage lending Dominion Lending would be a great company to start. They have a comprehensive training program which almost ensures your success.  They promote mentor ship within the organization. Giving you the opportunity to see how a more experienced lender works during sales calls, and closing calls. They take the time developing you to become an expert in your field of expertise. Your success is their priority. As the great literary Francis Bacon once said "Knowledge is Power" and they do what they can to live and learn by those words.

-cold calling is essential, as well as referrals from realtors, friends etc in order to generate business
- learned a great deal about the Canadian housing market, credit, and the requirement of different lender's capacity to lend
- management is very easy going and friendly as well as other team members
- it is difficult to obtain business if you are not consistantly advertising and talking to people in the field
- it is nice to make your own hours and work at your own pace - however you do need to meet your clients when it is best for them...which can during the weekends and evenings.

General Office administration and overall responsibility of the office.  Much repetition, the same information had to be entered into 6 different databases that had very little output reporting capabilities. Very time consuming.  

I learned all about mortgage administration, residential and commercial lending practices, policies and procedures.

My one manager was exceptional and the other was very unprofessional and disrespectful.

Co workers were exceptional.

Hardest part of the job feeling under utilized and under valued by one manager.

The volume of work I accomplished daily was the most enjoyable.

Most enjoyable part of the job is to satisfy the client and make sure they feel secure in their investment
Helping people to purchase a new home or to refinance to pay out debt and provide an easier balance in their life
The most difficult part of this job is that there is no benefits or pension to help provide an easier future for myself.. a lot of hard work and no bonus to compensate

I only worked there for two weeks for a friend, it was a good environment and gave me customer service experience for future jobs. I'd spend my day answering calls, transferring them, cleaning up the office and writing down messages for the brokers. My boss was a family friend so it was not strict whatsoever, however it was hard when I got a upset client or angry individual on the phone. The most enjoyable part was getting to spend time with people I'm comfortable with, the teamwork and getting the experience to use when finding another job.

I enjoyed everyday in that office, no much stress, big and specious work space was made available. Few co-workers resulting to everyday peace. Best part about the job is most this were to be done on the computer than paper, hardest part was it was really far from where i lived but because i felt i was lucky to have such a job, i never considered transportation as a problem.

There is a lot to learn in this role but the pay range in this company is below average for any position. People are sometimes not respectful of you, the senior management do think you are here for them and why is there a mistake made by this individual. In other words they are beyond strict and harsh. But if you are a beginner willing to learn a lot, this might be a place for you
