Old Oak Properties

Old Oak could easily be a great employer.

Sadly they seem to try and do whatever possible to make sure that is not possible.

Their solution to nearly every problem is to make it worse.

Barely enough staff to keep the properties functioning? Fire building managers and assistants. Have 1000 units with 3 employees only 1 maintenance person and 2 rental/leasing/managers who work 8-4 and then no ones on site.

On-Call Rotation starting to get overbearing for everyone across the board? Fire people and make 1-person on call for the entire portfolio ensuring they basically work 24/7 for one entire week.

New buildings being rushed and rented incomplete? Don't go back on contractors or push back occupancy dates. Rent units as is and then be surprised tenants are livid when the unit isn't done.

Ownership has no idea what is happening on the front lines of the company. Its very much that tale of the elite's being in their Ivory Tower and only counting their riches while the foundations crumble below them.

Sadly, because its property management and people need to live places and Old Oak has managed to get big enough, it won't ever fail and they likely won't ever change. So simply avoid working at Old Oak and especially avoid living there.

HORRIBLE industry plain & simple
- TWO person position with only a ONE person salary
- Fail to advise you that your unit is NOT free. YOU are REQUIRED  to pay taxes on your unit. Company DOES NOT pay it for you.
- Fail to tell you and tenants coming in about pest issues. Of course this goes for ALL rental companies. Some just blatantly lie to you.
- There IS no work/life balance
- Takes forever to get your supplies in that you have ordered and sometimes items that you need are removed and then you are spoken to when your building is not up to par. 
- Get calls at all hours of the night regarding complaints of children running and yelling in the stair wells, feces in the elevators and in the stair wells
- On call every other night and every other weekend with NO compensation
- Cannot take what management says at face value. You end up developing a "Believe It When You See It" mentality.
- SOME of the tenants are AWESOME
- Stress level goes through the roof
- You are NOT appreciated for the amount of work that goes into this type of job on a daily basis.


ONE last thing... Should you either quit or be terminated, you are given only SEVEN days to vacate. It is VERY difficult saving for first and last months rent on the salary you are given.

A typical day working for Old Oak will teach you that the day is not long enough to get everything done that they expect you to.

In my position, which was part time (5 hours daily), I was expected to do all of the following things EVERY day:
-Clean the laundry room
-Sweep & mop 3 stairwells from 3rd floor to main floor
-Vacuum every elevator landing (not a small space)
-Clean the mirror and table on every landing
-Clean every garbage chute room (13 of them and people often left garbage laying around for me to clean up)
-Change garbage bins around property

On top of this, there were weekly and monthly tasks like vacuuming every floor (long hallway), dusting light fixtures, full stairwell cleaning, help building manager with garbage bin changing, etc.

On-call was on a rotating basis.

All of this occurred for a very uncompetitive salary and no apartment included in the contract. Not even a discount on rent!

They need to hire more people, or have all staff be full time. I work at a new company that has 2 full time cleaners for a building roughly the same size! Stop operating on skeleton crews Old Oak!

What is the best part of working at the company?
Horrible place to work. Never signed up to be a cleaner. They assign you to buildings to be a superintendent and all you do is clean and all call for 7 days. When you tell them you can not clean 7 buildings you get nothing but an attitude and treated like a child. 

What is the most stressful part about working at the company?
No manager in anyway would help you out. Being treated like a child is uncalled for. Plus cleaning 7 buildings in a 8 hour day.

What is the work environment and culture like at the company?
Toxic. Coworkers were great. Manager and supervisor are terrible.

What is a typical day like for you at the company?
Very stressful. You definitely have alot more work than just your buildings to do when people call in sick or are off hurt.

What is the best part of working at the company?
Well structured, long established history with access to all personnel. Vast majority of employees want to help one another succeed.

What is the most stressful part about working at the company?
Negotiating the relationships with team members.

What is the work environment and culture like at the company?
High focus on providing excellence in Residence experience. Not always the highest level of professionalism  amongst staff or treatment of team members.

What is a typical day like for you at the company?
Excellent work-life balance. Routines can be established and the role doesn’t vary a lot. At times deadlines are challenging to meet and balance when direction comes from multiple sources.

Enjoyed the people I worked with but learned that even though you are a hard worker; worked most weekends; never called in sick; there is no job security at this place. Management even worries that they will be let go at anytime!... they do not have your back. This is a very busy office with not enough staff. The last 6 months I worked here I was working full time hours but I was considered part time, so no benefits. And there are definitely some Human Rights issues occurring here towards staff and also towards potential tenants.

-They expect you to dedicate every breathing second to their company
-There is absolute zero balance with work and personal life
-If you do NOT get along with the people in the office you will not survive in the company
-Property Managers have no clue as to what they're doing
-The lack of help you receive is baffling
-Do not expect legit training, you are given the keys and the phone to figure it out yourself
-The more information you acquire from the job, the less valuable you are (this sounds ridiculous but its not) 
-You are to NEVER have an opinion about anything, if they ask for it it's a trap
-Do your research on the company before applying

What is the best part of working at the company?
If i could do one star i would, harassed and made uncomfortable by your manager when you bring this up to the company owners they could care less. They replaced me with the managers friend. Favouritism 100%   Other residents confirmed friend.

Tenants and Upper Management. 

What is the work environment and culture like at the company?
Toxic and misleading, you think they like you until they turn their backs

What is a typical day like for you at the company?
Come in do cheques, check emails and voicemails, deal with tenant inquiries.

If you are someone who has an entrepreneurial mind-set, is driven, and takes initiative without the need for persistent direction, you will do well here. Management gives you the space to do your job (and do it well!), with support when you need it. Although there has been some structural changes over the short-term, I'm confident workplace culture will continue to improve. 

The amount of work you do and amount of days you work arent worth it. You get paid 80 hours but work way more especially in the winter with shoveling. Even when you are off you still work and management is so poor. For such a big company they are not as organized and efficient as they should be. They asked their staff to do extra work during the pandemic but only offered a 100$ gift card as a "hazard pay". You basically work 12 days straight even though they say you only on call for emergencies on your weekends on. They pile on so much work on your weekends and you dont get paid for any of it.
