There is no typical day at work.  Every day brings new fires to be put out and ever-changing directions from management.  One day it is one way, and the next (or later that day) it will change.  It is imperative that all interactions with senior management is documented to CYA.  Current senior management micromanages, and countermands decisions made by the regional maintenance manager (at times without their knowledge) which makes it difficult to get work done on schedule.  
There is no work/life balance as it is expected that the maintenance manager is on call 24/7, 365 per year.  The “other duties as directed by the senior property manager” is extensive and changes constantly.  
One day you are a regional maintenance manager who is expected to have everything done by Friday and the next you are a regional manager who is expected to supervise all resident managers, cleaners and maintenance workers without being informed of the change.  
The hardest part of the job is maintaining multiple apartment complexes, rental houses, and all landscaping without adequate staff to do so.  All recommendations of outsourcing are denied immediately. Wage is far below what it should be for the extensive level of time and work required for this position.  Time off is a luxury, plain and simple.  Wages for employees are so low that competent people simply do not apply.    
What makes this job enjoyable is the interactions with staff and, tenants.  With the diversity of that many tenants there will be challenges and conflict, but for the most part it is worth it when the tenants and buildings are cared for.


The initial interview was pretty straightforward. A discussion of experience and what the job details. Pay might be a little low for the amount of work but it does come with full benefits. For the work it's a very fast paced environment and there is always something to do. (Which I love as the work day flies by). The day to day tasks change constantly which keeps things fresh. 
Management has always given me days off when I request them or have a personal emergency. I have the tools/equipment I need provided for me to do this job and have recieved new tools when needed. Although I am on call evening and weekends for emergencies, I can say that I don't have to come in to often. I have worked for this company for five years now and believe I can convey a fair and informative review. Overall this has been a great company to work for.

What is the most stressful part about working at the company?
Micro managing, lack of communication. Lack of respect for employers. Not allowed to defend yourself without being put on probation. Upper managers drop the ball then blame someone else. No incentives given to staff no Christmas party or rewards for good jobs 

What is the work environment and culture like at the company?
If you have the tools equipment and all the necessary materials would be great job, doesn’t matter how intelligent you are that doesn’t matter you get wrote up no matter how hard you try  and told you slow 

What is a typical day like for you at the company?
8 to 5 pm 1/2 hour break constantly running to do renovations or work orders

This is a company that has every resource it needs to be a good place to work, the missing ingredient is the management, you will be run ragged and expected to self teach. If you are a self driver you will survive here. nobody can thrive here. there is no room for advancement. middle management is treated like dirt and upper management will never accept and answer they don't like. 

head office micromanages all of the accounts so getting supplies is an absolute nightmare.

You will be on call 24/7 there is no pay for being on call and woodsmere refuses to pay OT, they will just let you bank hours worked in excess.

all in all I dont recommend it here but its a good entry level position because the bar is so low.

But seriously, pay is awful, head office is awful. No one wants to do things right just cheap and quick. Almost every unit has main shut off valves that dont actually shut the water off but they refuse to get them fixed to prevent future damage. If you have to fix a leak in a unit with broken valves you have to just hope they will get a plumber in and that the plumber has time right away. If they can do it cheap, they will. Also why pay employees proper livable wages when they can stuff their pockets instead.

Woodsmere is a rapidly growing company with diverse maintenance issues in their increasing number of rental properties.  
With everything from older homes to new apartment complexes, the challenge is to keep up to date and when necessary, think outside of the box.  
This company provides that opportunity for its employees.  
The company has the same issue as most in the construction and maintenance world at this time.  Lack of workers.  This puts pressure on those who are with the company as the work still needs to be done.  Few seems to be up to the challenge these days.

Very poorly run organization,management flip back and forth and make promises to tenants they don't honor.Your role is micromanaged and if you stand up for your rights your terminated.Management skills pit employees against each other,hide what's going on from Head Office and create drama.You work 7 days a week ,2 of them on call,I don't think they realize the labor law allows you a day off and monthly bonuses are not given.A great place to learn what not to do.

Great fast paced environment, always meeting new people, upper management is exceptional to work with. They are extremely flexible with days off. There are bonuses and monthly incentives. I greatly enjoy my career choice and definitely opportunities for advancement. I would definitely recommend working for Woodsmere its definitely like having a second family.

Having to Go to work every day.

What is the work environment and culture like at the company?
Working portion was ok, if you didn't have any interaction with tenants or dealing with the micro management of the main office, which was the most irritating I have ever experienced in my working career.

Disorganized and unprofessional regional manager . The only people that stay long term are family that can't quit . They mostly hire inexperienced people so their poor management and HR aren't called out more . Maybe as a starter to get some skills but have an out plan at 1 year . That's about the flip rate of 80% of their positions lol .
