Aaron Yager Construction has been building custom homes across British Columbia since 1998. We're hiring a Site Manager to take ownership of projects in the field across the Capital Regional District, Vancouver Island, and the Gulf Islands.
The role
The Site Manager is the person accountable for a project on site once it leaves estimating. You own the schedule, the management of issued POs, the quality of the work, the safety of everyone on site, and the documentation that lets us get paid for what we build. There is one Site Manager per project, and that person is the single point of field accountability for it.
Who you work with. You report to the Owner, General Manager, Construction Manager, or the Project Manager assigned to your job, depending on the project. Every project has a PM working alongside you. The split is straightforward: the PM owns the contract, the client relationship, procurement, and change orders. You own the field — what gets built, when, by whom, and to what standard. The two roles depend on each other daily, and the handoffs between them need to be clean.
Who reports to you. Site carpenters, apprentices, and labourers assigned to your projects. You also coordinate every subtrade on site, though they aren't your employees.
Where you'll be working
Assigned project sites throughout Greater Victoria, the CRD, and Vancouver Island. We also run ongoing work on many Gulf Islands. Travel between sites is a normal part of the role, and overnight travel is occasionally required for island and remote projects. A company truck may be provided.
What you'll be responsible for
Safety. Acting as our Prime Contractor representative on site: coordinating safety between all employers on site, site orientations for every worker and subtrade, PPE enforcement, and verifying subtrade WorkSafeBC clearance and insurance before anyone mobilizes. You have the authority to stop any activity immediately on safety grounds, without asking first.
Schedule. Maintaining a rolling three-week lookahead in JobTread, confirming subtrades ahead of time, sequencing the crew daily, and booking and attending all inspections and consultant field reviews.
Cost. Accepting the project budget at turnover and then managing to it — reviewing committed cost against budget weekly, forecasting cost to complete, and flagging variances early rather than at the end.
Changes. Recognizing a change the day it appears, logging it, and getting it documented and signed before it's built. We don't build unpriced work.
Quality and documentation. Inspecting work against the drawings as it proceeds, running a live deficiency list, and keeping a daily log with dated photos of concealed work, existing conditions, and every change.
What we're looking for
Required
- Minimum 5 years running residential or light commercial sites in BC, or 10 years in the trades with at least 2 supervising
- Journeyman carpentry certification, or demonstrated equivalent field competence
- Working knowledge of the BC Building Code, including current Step Code energy requirements, and of WorkSafeBC OHS Regulation as it applies to residential construction
- Valid BC Class 5 driver's licence with an acceptable driving record
- Able to read and interpret architectural, structural, and mechanical drawings
- Computer literate and comfortable working in JobTread, email, and a smartphone camera every day. The documentation duties above are the job, not an add-on
Preferred
- Occupational First Aid Level 1 or 2
- Experience with remote or island projects, including barge and ferry logistics
- Fixed-price and cost plus contract experience
- Estimating experience
The physical side
This is a field-based role. Expect walking and standing on uneven ground for extended periods, climbing ladders and stairs, working at height, working outdoors in coastal BC weather, and occasional lifting up to 50 lb. Reasonable accommodation will be considered on request.
Pay: $40.00-$50.00 per hour
