As the Commercial Real Estate Analyst, you will be responsible for supporting the review of property assessments and ensuring the appropriateness of the valuations through research, data collection and analysis. The Commercial Real Estate Analyst calculates preliminary values, analyzes current value assessments and tax classifications to determine if they accurately reflect the fair and equitable value and identifies potential areas of concern. In this role you will have the ability to work independently providing creative solutions to complex business problems, while still being an integral part of a dynamic team working closely with the Manager of Property Tax and Assessment.
Your contribution to the team includes:
Conducting research and collecting data with respect to municipal property assessments, rental data, and other market information
Analyzing income and expense information for subject properties and equity comparables
Creating statistical databases related to real estate sales and comparable properties
Assisting in the creation and implementation of property assessment arguments
Preparing market value analysis and other reports for key stakeholders
Supporting the Manager of Property Taxation and Assessment in the preparation and review of tax estimates and property valuations for current and future developments
Participating in the revision of municipal tax assessments for compliance with accepted appraisal theory and provincial legislation
Monitoring local and national real estate market trends and analyzing data on changing market conditions
Assisting with legal argument development and evidence submission
What you need to be successful:
Post-secondary education in real estate, accounting, commerce, finance, economics or equivalent
Educational background relating to property assessments, property appraisals, and property tax administration is considered an asset.
Exceptional critical thinking, analytical, and problem-solving skills
Knowledge of commercial property valuation, assessment and appraisal theory
Excellent oral and written communication
Ability to evaluate various complex issues and identify areas of concern, provide alternatives and use sound judgement
Capable of analyzing and interpreting data, developing meaningful insights and conclusions and communicating results in a clear and concise manner
