The opportunity: The Operations Supervisor is responsible for overall operational and technical support, repairs, maintenance and installations of climate control along with other mechanical & electrical systems within multiple building portfolio. Supervision of operations team within buildings of large size and level of complexity as it relates to building systems and tenant demands.
The primary objective of the Operations Supervisor is to ensure assigned building(s) or complex of buildings are being managed and maintained in a safe and environmentally responsible manner and to the highest level of operational efficiency.
What you will do:
- Responsible for day-to-day operation of a fully integrated maintenance program.
- Ensure facilities are always maintained in a safe and comfortable environment.
- Assign and/or carry out daily maintenance duties, monitor mechanical and electrical systems, repairs which can be handled in-house and manage the preventative maintenance program
- Monitor the physical operation of the mechanical, electrical, ventilation, heating, cooling, and life safety equipment.
- Manage tenant operations related concerns.
- Monitor construction to ensure the base building systems are not tampered with or damaged.
- Manage and maintain daily logs of all operating equipment
- Ensure that water treatment tests are correctly done, and appropriate action is taken where levels fall outside acceptable ranges.
- Recommend type and quantity of maintenance supplies to be stocked.
- Review automated lighting control to ensure it is operating correctly.
- Ensure systems are properly programmed both for tenant comfort and equipment safety and that all alarms are correctly acted upon.
- Respond to emergencies of all types.
- Maintain safe and tidy work areas both in the shop and in mechanical/electrical where maintenance duties are performed.
- Recommend improvements in mechanical and electrical systems.
- Participating in corporate occupational health and safety program.
- Liaison with outside contractors, service contractors and provincial and municipal inspectors.
- Ensure that all operations staff conducts themselves in a professional manner and maintain a clean, professional appearance while on the job.
- Establish and maintain daily/weekly duties list to be carried out by the operations staff.
- Foster good tenant relations.
- Assist with budgets and adhered to budget costs
- Schedule operations staff shifts and holidays.
- Ensure that all absenteeism and vacation are properly documented.
- Assist with interviewing and hiring new staff
- Ensure that ad-hoc adjustments are not implemented, and the building(s) operate as per design standard or greater.
- Ensure tenant environmental concerns are properly addressed in a timely manner and all the components of the systems are functioning as per design; have any defective components repaired or replaced; problem areas will be given special attention and require accurate technical documentation; review all HVAC tenant calls upon completion by staff
- Ensure all building archives are properly stored and catalogued.
- Ensure all staff is treated with respect and dignity and encourage open communication between staff.
- Conduct annual Performance reviews
- Other duties as assigned from time to time based on needs, training, knowledge, and capabilities
- Complete understanding and adherence to the Environmental Policy, the Code of Conduct and other policies and procedures relevant to the position as prescribed from time to time.

- Consider sustainability when evaluating options for replacement equipment
- Participate in tenant and staff community support events as appropriate
Who you are:
- High school diploma supplemented with a minimum 4th Class Power Engineer Ticket.
- Valid driver license and reliable automobile for use at work.
- Minimum 5 years directly related experience in all areas of building operations systems including HVAC, Electrical, Controls, Fire Alarm, Life Safety and BMS.
- Able to work independently with minimal direction and respond to emergency situations.
- Good knowledge of Windows and Microsoft Office. Ability to work with Apple mobile communication devices.
- Ability to allocate one's time effectively, work under pressure and manage tight deadlines.
- Handle multiple demands and competing priorities, adapt to new ideas and constant changes.
- Ability to communicate effectively and professionally utilizing computer, oral and written skills.
- Ability to develop and sustain good working relationships with contractors, tenants and public.
- Police Clearance: A criminal verification check is required for employment.
