The Opportunity: Responsible to assist the day-to-day operation of the Scotia Plaza complex. Responsible to ensure that the Tenants have a safe and comfortable work environment and that the property is maintained in accordance with building Manager and Owner standards.
A significant portion of time in this position will be spent servicing tenant requests. This daily interaction with customers’ demands an individual with a keen service orientation as exemplified by the consistent demonstration of empathy and courtesy in all customer interactions. Our level of tenant service further requires the communication and a sincere desire to contribute to tenant satisfaction by taking personal responsibility to resolve the tenants' concerns.
What You Will Do:
- Assist Building Operator 1 in monitoring and controlling all environmental conditions within the properties including temperature, humidity, and CO2 and lighting levels.
- Assist Building Operator 1 ensuring optimum operating levels and parameters for the building systems and equipment are met to achieve maximum efficiency without sacrificing tenant comfort.
- Identify signs of equipment malfunction and or failure and correct same, or report the problem to the Building Operator 1, Operations Supervisor and/or Senior Operations Manager, providing a full and detailed report of the issue.
- Acknowledge receipt of all tenant requests for service and respond to all such requests within 15 minutes after receiving the request, unless circumstances do not permit a response within this time, in which case a Supervisor and tenant contact must be notified prior to the expiry of this 15-minute period. All tenant complaints must be resolved using Angus documenting in timely manner and in detail the issue and its resolution. Follow up must also be done with tenants on all HVAC calls in person within 2 hours of original response.
- Perform scheduled and unscheduled preventative maintenance tasks for the shift as assigned using Angus. Ensure all assigned work is properly completed in a timely manner. All preventative maintenance work orders must be completely with sufficient details to create appropriate records and history for future reference. Supervisor should also be advised regarding any issues or deficiencies in writing.
- Assist Building Operator 1 perform daily inspections of all operating equipment and complete a daily log report. Including mechanical/electrical readings which are to be posted in mechanical rooms.
- Assist as required in performing regular testing/inspections of fire /Life Safety equipment as assigned, maintain up to date information in the Fire Log Book and report any problems to Operations Supervisor in order ensure repairs and or replacement of such is completed in a timely manner
- Assist or perform when required daily water treatment tests on closed and open systems and make corrective adjustments to maintain the recommended parameters of the system, results and changes must be logged in the water treatment log book and deficiencies be noted in Engineers log book.

- Ensure that workshop and all other areas of work are kept in a safe, clean and tidy state including mechanical electrical control room and any assigned areas.
- Ensure that tools and materials are treated in a professional manner and lost or damaged tools are reported to your supervisor.
- Participate in all training programs as assigned by Management including but not limited to Operations Quarterly and Health & Safety meetings.
- Perform all online training as assigned.
- Work with outside contractors as directed by Operations Supervisors and Management.
- Assist with construction coordination as required.
- Respond to all building emergencies in a timely manner. Report all emergencies to Security and Management immediately.
- Participate for shift coverage. Cell phones/communication device must always remain on and be answered.
- Other duties as assigned by the Operations Supervisor and or Management as per the collective Agreement.
Who You Are:
- Grade 12 Diploma
- Building Environmental Systems (BES) I & II Certificate or equivalent an asset.
- Minimum three years of experience in a maintenance/operations capacity
- Capable of operating large equipment such as chillers, boilers, compressors, etc.
- Knowledge of building mechanical and electrical systems an asset
- Experience with hand tools, basic plumbing repairs and general maintenance.
- Must have basic computer knowledge and automation systems including lighting and fire alarms.
- Must have mechanical aptitude including use of hand tools troubleshooting skills an asset
- Strong knowledge of HVAC systems and preventive maintenance also an asset.
- Service oriented with excellent communication skills. Must be self-motivated and flexible, with the ability to work both independently and in a team. Must have a positive attitude and present a professional image.
- Police Clearance: A criminal verification check is required for employment.
