Essential job functions:
Operations:

Ensuring the smooth running of our community in a fast-paced environment. Overseeing all operations including maintenance, capital improvements, lease administration, budgeting, forecasting, reporting, collections, evictions, vacancy anticipation, marketing, lease renewals, service contracts, expense control, audits, etc.

Oversee day-to-day operations of entire on-site team, ensuring that all Rhapsody policies and procedures are being followed

Manage and maintain all aspects of overall community budget and finances.

Work with leasing staff to ensure that leasing/marketing goals are being met.

Coordinate special projects as required.
Service Excellence:

Providing Best-In-Class service and communication to our residents and prospects, enhancing resident satisfaction leading to an increase in renewals and company reputation.

Maintain a positive living environment for community resident through prompt conflict resolution and consistent follow-up.

Develop and foster positive relations with all community vendors.

Driving revenues with your thorough understanding and analysis of competition and development of creative marketing programs and resident events.
Leadership:

Developing, mentoring and leading a high-performing, cohesive team, in order to maximize their engagement and minimize turnover.

Leading by example, instilling and modeling the Rhapsody mission to be the best national management company.

Ensure team is up to do date on mandatory and legislative training initiatives.
Education and Experience:
-
High school diploma or equivalent required, Bachelor’s degree preferred
-
5 + years of on-site property management experience
-
Proven experience in a leadership role managing a team in the Property Management industry.

2-3 years financial experience writing and maintaining budgets.

Experience in supervisory role, leading and developing teams.

Proficient in Yardi property management software or other similar property management software
