Patry Group is a Kingston-based company that develops, builds, and manages residential and commercial real estate across Ontario. On the property management side, we run a large portfolio of apartment communities, and we keep our trades and maintenance work in-house rather than contracting it out. This role is part of that in-house team.
About the role
You'll keep the heating and cooling running across a portfolio of about 2,000 residential apartment units. That means gas furnaces and forced-air systems, air-source and ground-source heat pumps, central and zone boiler rooms on hydronic heating, baseboard and in-suite electric heat, central air and ventilation, and the building automation and thermostat controls that tie it together. You'll spend most of your day in the field on your own, moving between buildings, with a company vehicle provided. You'll report to the property manager and take part in an on-call rotation for after-hours emergencies.
What you'll do
- Run preventive maintenance and seasonal start-up and shut-down on all the HVAC systems
- Diagnose and repair gas, heat pump, boiler, and electric heating problems across the portfolio
- Take tenant and building manager service calls and see them through
- Inspect, clean, and replace filters, belts, coils, burners, and heat exchangers
- Keep your work to code, to manufacturer specs, and to safety regulations
- Log your service records and work orders in the property management software
- Work with other trades and outside contractors on bigger mechanical jobs
- Cover the on-call rotation for after-hours emergency calls
What we're looking for
Must-haves:
- A valid gas technician licence: G3, G2, or G1 (all levels considered)
- A solid understanding of refrigeration principles and how HVAC systems work
- The ability to read mechanical drawings, schematics, and equipment manuals
- Strong diagnostic and troubleshooting skills
- A valid Ontario driver's license and personal vehicle
- Professional communication with tenants and building staff
Nice to have:
- A refrigeration certification (313D or 313A)
- Experience with hydronic boiler systems
- Familiarity with building automation or BAS controls
- Experience in multi-residential or property management settings
