About the Role
In this role, you will own leasing performance across Amble Venture’s full Calgary portfolio. This consists of five buildings across two submarkets:
In Beltline: 1215 and Redstone (274 stabilized units), with Yellowstone (205 units) launching November 2026 and Bluestone (195 units) launching May 2028.
In Kensington/Hillhurst: Kensington Pulse (88 units), launching May 2027.
You will own occupancy numbers, lease-up pace, and pricing execution across all five buildings.
This is a hands-on leadership role, not a desk job. Expect to be coaching agents on tours, reviewing pricing weekly, and personally driving performance during the three major lease-up launches (Yellowstone 2026, Kensington Pulse 2027, Bluestone 2028) that anchor this role’s first several years.
Key Responsibilities
Sales leadership
- Own occupancy and lease-up pace targets across all five buildings, Beltline and Kensington Pulse alike
- Set and adjust pricing and incentive offers (rent, concessions, pet rent, move-in incentives) independently per submarket in response to local market conditions, in coordination with ownership
- Directly manage and coach the leasing team
Lease-up execution
- Build and run the pre-leasing campaign starting 4–6 months ahead of each building's completion
- Hit monthly absorption targets and escalate early if pace falls behind
- Staff and manage the surge leasing team for each Beltline launch, then transition surplus agents into steady-state turnover roles once a building stabilizes
Team management
- Oversee the leasing agent payment structure. You will be accountable for ensuring the structure never trades tenant quality for lease volume
- Set and track individual agent screening-pass rates alongside lease counts
- Conduct regular tour observation and coaching, particularly for newer agents during lease-up surges
Marketing coordination
- Own execution of the leasing elements of the Marketing plan across all five buildings: listing platform accuracy (Rentals.ca, Zumper, PadMapper), Google Business Profile review response cadence, and coordination with whoever manages social/SEO content
- Provide field feedback on which amenities, pricing, and messaging are converting tours to leases in each submarket
Reporting
- Weekly leasing pipeline and pacing report to ownership, broken out by building
- Monthly occupancy, turnover, and screening-quality metrics across the full five-building portfolio
Qualifications
Required:
- 5+ years in multifamily leasing, with at least 2 years in a leasing management or team-lead capacity
- Track record managing lease-up (not just steady-state/turnover leasing)
- Comfort with pricing/revenue management decisions, not just execution of pricing set by someone else
- Strong coaching and people-management skills; this role manages a team through both steady-state and high-pressure surge periods
Preferred:
- Experience specifically in the Calgary Beltline or comparable urban-core rental market
- Familiarity with Alberta's Residential Tenancies Act as it applies to leasing (deposits, fees, screening)
- Experience managing leasing across multiple buildings and multiple submarkets simultaneously
Pay: $60,000.00-$85,000.00 per year
