JLL is seeking an energetic Assistant Property Manager to join our team in Calgary. In this role, you will have the opportunity to work closely with the Property Manager and manage over 1 million square ft of commercial real estate in downtown Calgary and Quarry Park.
We will rely on your exceptional interpersonal skills to build strong tenant relations and achieve high tenant engagement and client satisfaction. This role will also participate in various projects and initiatives, including sustainability efforts. As an Assistant Property Manager, you will assist the Property Manager with tasks such as annual operating budgets, reports, rental payment collections, surveys, and other administrative responsibilities.
This role requires on-site presence 5 days/week and is conveniently located off one of the downtown C-train stops.
WHAT YOU’LL BE DOING:
Primary point of contact for all tenant related issues in the absence of the Property Manager.
Attend to tenant requests and complaints promptly and in accordance with company standards and procedures as directed by the Property Manager.
Make recommendations and oversee execution of preventative maintenance program for plant and equipment; assists with implementation of improvements.
Obtain prices, monitor maintenance/service contracts to ensure cost effective operations.
Conduct daily inspection of property and take appropriate action to make sure maintenance standards set are either met or exceeded.
Organize all the information and data for preparing the annual operating budgets and provide reports and analysis to the Property Manager on adherence and variances to the approved budget.
Carry out administrative tasks (i.e., prepare reports for damage and liability, process approved purchase requisitions, maintain procedures, rules and regulations for security, emergency and maintenance and tenant information packages, conference room management).
Assist the Property Manager with collection of rental payments and recoveries as specified in leases.
Conduct parking surveys, compile the findings and make recommendations.
Make recommendation on processes, systems, policies, procedures and best practices for the portfolio that will maximize net income and work with leasing to identify any potential issues or areas of improvement.
Perform other property management tasks that may be assigned from time to time.
WHAT YOU BRING:
3+ years of progressive experience in property management, preferably commercial buildings
Possession of or working towards (willingness) a Real Estate license is required
Working knowledge of MS Office applications required.
Knowledge of budgeting is an asset.
Exceptional customer service skills.
Good interpersonal and relationship building skills.
Ability to prioritize to meet demands and expectations and manage several tasks.
Good verbal and written communication skills.
- Well-developed problem solving and analytical skills in solving problems requiring analysis and evaluation using standard methods.
