This position reports to the Owners and/or Owners Construction Management team.
This position is responsible for detailed support including control of project analysis and contract compliance. Provides forecasting reporting based on actual field progress and expected invoice timing. Reviews and analyzes project’s schedule and progress. Develops monthly accrual based on unbilled services received.
The Scheduler/Project Control will assist in developing and updating schedules to track program work used to project time‐phased resource utilization requirements, provide a basis for visually tracking performance, and estimate costs. In this position, you will develop schedules which serve as master plans from which Sr. Management can have an up‐to‐date picture of operations.

  • Identifying all major events and dates and related schedules to the Work Breakdown Structure (WBS) clearly defining when all tasks start and finish,
  • Prepare and document the exact sequence of work taking into account inter‐relationships between events as well as identifying and documenting time constraints, and, if possible, those resources required for each event.
  • Develop and perform continuous management of the Project Management Plan.
  • Obtain approval(s) of each draft schedule before finalization.
  • Schedule major milestone reviews, major milestone phases, critical paths, and risks as well as coordinate scheduled activities to complete program or project objectives.
  • Identify and document time constraints, and, if possible, those resources required for each event.
  • Develop a master schedule considering the total demand on program or project resources, including capacity of the organization and participating vendors, finished
product or service delivery, maintenance and support needs, and any inter‐program or inter‐project needs.
  • Prepare status briefings articulating manpower levels, overall performance based on approved measures, and data for subsequent material and capacity planning.
  • Prepare Primavera Project files to include Gantt charts indicating expected start and completion dates, and personnel resources for all critical project tasks and sub-tasks.
  • Develop and perform continuous management of the Project Management Plan.
  • Ensure a safe work environment.
  • Participate in safety programs by staying up to date with the training. Review and comply with the various Client’s safety programs.
  • Your responsibility includes representing the Owner in a professional manner at all times.
  • Monitor and control project total expenditures
  • Generate Project Cost Report for each Authorization Funding Expenditures
  • Perform cost variance analysis
  • Generate and update Project Status Reports (PSRs) weekly, if required
  • Generate monthly reports to project controls group
  • Monitor schedule and earned value progress
  • Assure proper cost settlement to Work Breakdown Structure (WBS)
  • Interface with contractors on all project control reports, updates and reviews
  • Lead project controls discussions during construction status meetings. This includes review, analyze, monitor, and challenge contractor’s reports such as budget, cost, forecast, cash flow, WIP, RFIs / CCA logs and PO logs.
  • Review Contract Change Authorizations (CCAs)
  • Collect forecast and cash flow updates from the contractors for the overall project cost report updates
  • Collect Work-in-Place (WIP) updates from contractors for Month End Close.
  • Request and review quotes from venders and contractors.
  • Review project invoices against commercial terms and conditions prior to PM’s approval for payment.
  • Other duties as assigned.
Requirements
Travel will be required.

Assist with planning such that, subcontractors are on the project when required, and that the activities of the various trades, do not interfere with one another.
Often work with owners, engineers, architects, and others who are involved in the construction process.
Assist with the selection and coordinate trade contractors to complete specific pieces of the project.
Direct and monitor the progress of construction activities.
Contract administration including work plans, daily reports and submittals.
Enforce the site specific safety plan and perform periodic safety inspections and walkthroughs as required.
Assist the project manager with ordering all required materials and interact with subcontractors and suppliers.
Organize and run weekly progress meeting with staff and Owner’s staff.
