The Leasing Manager will contribute to all aspects of UHN’s Leasing and Lease Administration. UHN’s Real Estate Portfolio spans over 2 Million Square Feet. The Leasing Manager will work closely with the Director of Leasing to implement and execute Offsite Leasing Strategies as well as Onsite Retail Leasing Strategies. The Leasing Manager will be accountable for leasing activities related to commercial, medical, office, retail and pop-up projects. The Leasing Manager will strive to improve processes and collaborate with relevant UHN Stakeholders.
KEY RESPONSIBILITIES
Onsite and Leasing Activities:
Negotiate documentation related to lease proposals, offers to lease, waivers, and letters.
Instruct UHN legal to prepare appropriate documentation and finalize negotiations.
Complete business development activities through, industry contacts, cold calling, and contacting market peers.
Monitor arrears and assist Property Management in any resolution and collections.
Follow deals from start to finish while working collaboratively with Property Manager, UHN legal, Facilities, and Project Managers.
Review and understand financial budgets, and deal implication on budget.
Offsite Leasing Activities:
Negotiate documentation for renewals, new deals, amendments, and waivers.
Track critical dates for option notice periods, ROFO’s, expiries, and other relevant dates.
Work collaboratively with Project Managers on execution of move-ins, move-outs, and tenant fit outs related too offsite leased space.
Work collaboratively with UHN Legal on lease and offer negotiations, tax exemption matters, and relevant binding contracts.
Collect tenant inducements and monitor any financial issues that may arise and assist in a resolution.
Pop-Up Event Activities
Develop retail pop-up programs across various UHN sites.
Negotiate and manage rotational pop-up events.
Manage documentation for retail pop-up.
Collect relevant requirements for pop-up’s including insurance and deposits.
Assist in the coordination of the operations and set-up of the pop-up.
Performs cross-functional and/or other duties consistent with the job classification, as assigned or requested
Works in compliance of the Occupational Health & Safety Act and its regulations, reporting hazards, deficiencies and contravention’s of the Act, in a timely manner
Presentations and Internal Communications
In collaboration with the Director of Leasing prepare presentations and business cases and recommendations for discussion with UHN Leadership.
In collaboration with the Director of Leasing lead the Real Estate Advisory Committee meetings.
Leasing Software and Reporting
Ensure accurate approval process is achieved and recording and tracking of onsite and offsite deals are accurately recorded in the Leasing software.
Prepare reports from software and summarize information for UHN Leadership’s review.
Satellite Roof Top Agreements
Complete documentation for Roof Top renewals or new deals or terminations.
Work collaboratively with UHN Digital and Project Managers on any repairs, replacements or decommissioning of Roof top units.
QUALIFICATIONS
At minimum, completion of a bachelor’s degree in Business or related field or recognized equivalent required.
Vaccines (COVID-19 and others) are a requirement of the job unless you have an exemption on a medical ground pursuant to the Ontario Human Rights Code.
EXPERIENCE
At minimum 5 years of progressive, practical and related experience.
Experience with Lease negotiations with Landlords and Tenants is required.
Experience in both asset classes Office and Retail preferred.
Ontario Real Estate Area License is considered an asset but not required.
Experience in the healthcare sector or the public sector is an asset.
Excellent written and verbal communication skills, including presentation skills required.
Excellent problem solving skills and ability to manage complex relationships is required.
Excellent knowledge of negotiation skills is required.
Excellent organization and time management skills.
Ability to negotiate in a matrix environment; adaptability and flexibility.
Ability to implement changes and work effectively in a high-pressure environment.
