Controller – Job Description – IPP and Development
Qualifications and Requirements:
- Bachelor’s degree in Accounting or Finance preferred.
- CPA required.
- Minimum 8 years of progressive accounting and finance experience in Real Estate Development/Property Management Accounting, including managerial roles.
- Proficient in Microsoft Office Suite, particularly Excel.
- Experience with accounting and financial systems; Yardi experience preferred.
- Strong financial analytical and problem-solving skills to provide accurate information and solutions to management.
- Attention to detail in managing the company’s annual budget, costs, and revenue.
- Strong leadership and interpersonal skills with effective communication abilities across departments and with owners
- Excellent verbal and written communication regarding financial and operational issues.
- Well-organized mindset, able to work under pressure and manage tight timelines.
Duties and Responsibilities:
As the Accounting Controller, your duties will include but are not limited to:
- Provide accurate financial information to owners and management, including financial planning and forecasts
- Prepare consolidated financial statements.
- Plan and manage external auditors.
- Payroll
- Ensure all GST and other legislated taxes (eg. Empty home tax and UHT) and assessments are reconciled and remitted.
- Manage tax compliance and planning, liaising with tax consultants to analyze treatment and provide strategic solutions.
- Coordinate with property managers to evaluate and prepare annual budgets
- Monitor cash positions and anticipate future cash deficiencies.
- Prepare accurate project cash forecasts and review project budgets, addressing discrepancies
- Collaborate with Development, Construction, and Marketing teams to monitor and update project budgets and forecasts.
- Manage construction draws and accounting
- Manage the accounting operations, including the entry of journal entries, payroll, accounts payable/receivable, month-end closing, and statutory reporting.
- Complete year-end CAM recovery adjustments and tenant billings for assigned properties.
- Improve and monitor internal controls by developing, implementing, and ensuring compliance with accounting and business process policies and procedures.
- Manage the restructure of companies and maintain the Company Register and legal file folders.
- Hire, train, supervise, and motivate the accounting team to improve efficiency.
- Oversee and manage loan financing for development and acquisitions while cultivating strong relationships with bankers
- Lead and evaluate acquisition opportunities and investment projects.
- Manage condo closing process with lawyers, ensuring accuracy in financial information and timing of cash flows.

Job Type: Full-time
Pay: $85,000.00-$120,000.00 per year
