Purpose and Objective: The BMO is responsible for but not limited to completing all required building maintenance tasks. Day-to-day operations, duties include checking heating and cooling systems, making sure electrical equipment is running properly, performing minor repairs, conducting regular inspection, and making sure safety regulations are met. Report directly to the Chief Engineer.
Specific Responsibilities:
· Required to understand, comply and contribute to the policies and procedures including the health and safety policies of Concorde and the Authority.
· Ensure compliance with all applicable government regulations.
· Follow established protection safety procedures.
· Ensure the proper operation of all building systems, heating, ventilating, and emergency electrical systems.
· Ensure proper execution of all maintenance procedures, preventative maintenance issues and operational servicing as required.
· Check, monitor and adjust Air Handling Units.
· Troubleshooting, performing preventative maintenance on building equipment, HVAC systems, including Chillers, Boilers, Cooling Towers and water pumps.
· Troubleshoot and perform minor repairs on heating, cooling and ventilation systems.
· Troubleshoot and perform minor repairs on Air compressors and other related mechanical auxiliaries.
· Perform routine maintenance jobs and repairs.
· Responsible for the daily upkeep of any assigned vehicles including electrical tunnel cart, ensures the vehicle is kept clean and advises of any mechanical deficiencies.
· Daily Tunnel Cart Inspection, Daily YYC truck inspection.
· Maintains, monitors and cleans work area, equipment and working environments.
· Regularly inspections to maintain a safe and hazard free workplace.
· Perform any duties or general repairs not specified above as required.
Authority: Complete authority to fulfill the responsibilities specified herein, in accordance with Company policies and procedures.
Education:
· Valid Alberta Trade Certificate of 4th Class Power Engineering.
· Fluent in English both written and verbal.
· Valid Alberta Class 5 Driving License.
· General knowledge of various HVAC systems, equipment, maintenance and operations.
· General knowledge of Building Automation Systems
· General knowledge of Fire Safety systems
· General knowledge of Computerized Maintenance Management Systems (CMMS)
· General knowledge of Occupational Health and Safety workplace rules and requirements.
· Must have a good knowledge of third party computer software pertaining to real time building monitoring systems.
Experience:
· 2 years’ experience working as a 4th Class Power Engineer in a large commercial / industrial facility.
· 2 years’ experience working in a team of 3rd and 4th class Shift Engineers and Building Maintenance Operators.
Required Qualifications:
· Excellent interpersonal skills.
· High levels of initiative, drive and enthusiasm.
· Demonstrated ability to work individually or in a challenging team environment.
· Demonstrated ability to communicate effectively both verbally and in writing.
Mandatory Requirements to Maintain the Position
· Valid Alberta Trade Certificate of 4th Class Power Engineering or higher.
· Valid Alberta Driver’s License
· Obtain + Maintain Transport Canada security clearance
· Obtain + Maintain Airport Authority Restricted Area Identification Card (RAIC)
Other Requirements
· Must be physically fit, able to handle heavy load up to 50lbs.
· Physically demanding, combination of sitting, standing, walking, bending, crouching, kneeling.
· Must be able to obtain AVOP, Airside Vehicle Operator’s Permit.
· Must be able to pass all job required trainings.
