Job Description
Armour is presently seeking a Building Operator for Halifax Downtown locations. As a Building Operator, you will be responsible for the maintenance, monitoring, and troubleshooting of building systems, including HVAC, plumbing, electrical, monitor and investigate utility anomalies and other mechanical systems. You will also manage preventative maintenance programs, liaise with tenants and contractors, and ensure compliance with all relevant standards and regulations. Additionally, you will provide mentorship and operational support to the maintenance team while contributing to capital planning and budgeting efforts. The ideal candidate will play a key role in maintaining the operational integrity, ensuring all systems run smoothly and efficiently.
What you will be doing as a Building Operator:
- Perform daily mechanical rounds to monitor building systems (HVAC, pumps, fans, boilers, heat pumps, emergency generators, etc.), noting any anomalies and recording findings;
- Conduct daily, weekly, and monthly preventative maintenance tasks, ensuring proper documentation in the PM tracking system;
- Oversee third-party contractors during scheduled maintenance, reviewing work in progress and contractor reports upon completion;
- Respond promptly to tenant requests for heating, cooling, and other mechanical issues, ensuring quick resolution;
- Act as the primary point of contact for contractors performing repairs and ongoing projects, ensuring all work is completed according to specifications and timelines;
- Maintain a professional, open line of communication with tenants, addressing their concerns and ensuring their needs are met in a timely manner;
- Monitor utility usage and investigate any anomalies, identifying opportunities for energy savings and cost reduction;
- Provide operational support and guidance to junior maintenance staff, ensuring all tasks are completed with high standards and efficiency;
- Offer technical training and assistance where required to improve the team's skillset and knowledge;
- Assist in the planning, execution, and tracking of preventative maintenance protocols, ensuring they align with building operational goals;
- Contribute to the planning and execution of capital operations and building improvements;
- Support the preparation of building condition reports and help plan maintenance budgets;
- Ensure all maintenance activities comply with current legislative requirements, company policies, and best practices;
- Stay informed about changes in regulations to ensure the building remains compliant at all times;
- Such other similar or related duties as may be required from time to time.
The person we are looking for has:
- 3-5 years of experience in commercial building maintenance or operations;
- Relevant certification or ticket in a technical field (HVAC, electrical, plumbing, or equivalent);
- Strong knowledge of building systems (HVAC, mechanical, electrical, plumbing, etc.) and building automation systems (BAS);
- Experience working with contractors, building operations teams, and tenants in a professional capacity;
- Excellent problem-solving skills with a proactive, hands-on approach to maintenance
- Strong communication skills, both verbal and written;
- Ability to mentor and provide technical guidance to team members;
- A solid understanding of preventative maintenance systems and the ability to develop and execute maintenance schedules;
- Ability to manage multiple tasks efficiently in a fast-paced environment;
