Overview
The Business Development Manager is a high-activity, results-driven individual responsible for generating and qualifying new business opportunities across Canada. Reporting to the VP of Commercial Growth, this role drives top-of-funnel pipeline through proactive outbound prospecting - cold calls, email sequences, LinkedIn, and referral networks - targeting multi-site commercial accounts with REITs, national property managers, facility management companies, and large institutional and industrial organizations.
The success of this role depends on volume, discipline, and the ability to open doors with senior decision-makers and convert prospects into qualified opportunities for the broader commercial team.
KEY RESPONSIBILITIES
Outbound Prospecting & Lead Generation
- Execute high-volume outbound prospecting via cold calls, email sequences, and LinkedIn to build a strong top-of-funnel pipeline;
- Identify and target multi-site corporate accounts across Canada, with a focus on REITs, national property managers, facility management firms, and large institutional and industrial organizations;
- Research target accounts and contacts to personalize outreach and improve conversion rates;
- Consistently meet or exceed weekly and monthly activity targets (calls, emails, meetings booked);
Qualification & Handoff
- Conduct discovery conversations to qualify prospects against defined criteria (portfolio size, service needs, decision-making authority, budget cycle);
- Schedule and coordinate introductory meetings or site assessments for senior account managers or branch leaders;
- Maintain clean, accurate records of all outreach activity and lead status in the CRM;
Pipeline & CRM Management
- Own the early stages of the sales pipeline: prospecting, initial outreach, qualification, and meeting booked;
- Produce regular activity and pipeline reports for the VP of Commercial Growth;
- Monitor and re-engage dormant leads; manage follow-up sequences with discipline;
Market Intelligence
- Track market trends, competitive activity, and target account news; share strategic insights with the leadership team;
- Build knowledge of CanPro's service offerings (inspections, preventive maintenance, capital replacement, emergency repairs) to communicate value confidently during prospecting calls;
Cross-Team Collaboration
- Work closely with regional branch leaders and senior account managers to align on target accounts and ensure smooth handoffs;
- Support campaign efforts and trade show follow-up as directed by the VP of Commercial Growth;
WHAT WE’RE LOOKING FOR
Experience
- 3–5 years of B2B inside sales or outbound prospecting experience, ideally in commercial roofing, building envelope, facilities management, construction services, or a related field;
- Demonstrated ability to generate pipeline through cold outreach — not just inbound leads;
Sales Discipline & Activity
- Comfortable making 40–60+ outreach touches per day across calls, emails, and social;
- Experience working with CRM systems (Salesforce, HubSpot, or equivalent) to manage pipeline and report on activity;
- Track record of consistently meeting or exceeding prospecting and meeting-booked targets;
Communication & Commercial Acumen
- Strong verbal communication and phone presence; able to engage senior decision-makers quickly and credibly;
- Able to convey CanPro's value proposition clearly and handle objections confidently;
- Basic understanding of commercial roofing systems or facility services is an asset — willingness to learn is required;
Eligibility
- Must be authorized to work in Canada;
- Occasional travel may be required for team meetings or trade shows;
