About the Opportunity
We are looking for an experienced Licensed Rental Property Manager to join our established Vancouver real estate team and help manage and grow our residential rental and property-management division.
This is a flexible part-time to full-time opportunity.
We already have an established rental and property-management portfolio. We are looking for someone who can increasingly take ownership of the day-to-day operation of that business — tenant relations, leasing, maintenance, renewals, inspections, owner communication and problem solving.
You will also have virtual administrative support, so the expectation is not that you personally spend your entire day doing data entry and routine administrative work. You will be able to delegate appropriate tasks and focus on property management, client service, decision-making and growing the portfolio.
For an ambitious candidate, there are also opportunities to earn additional income through:

This can be structured around the right candidate — whether you are looking for approximately 20–25 hours per week or want to grow into a full-time position.
Compensation

Hourly Option
Approximately $30–$40/hour, depending on experience, licensing and the degree to which you can independently manage the portfolio.

What You’ll Be Doing
- Act as a primary point of contact for tenants and owners
- Respond to tenant inquiries and resolve routine issues
- Coordinate maintenance and repairs
- Obtain quotes and coordinate contractors
- Follow up to ensure work is actually completed
- Coordinate emergency maintenance issues when required
- Monitor outstanding work orders and recurring property issues
- Conduct or coordinate property inspections
- Manage RTB Claims
Leasing & Tenant Placement
- Prepare and market rental listings
- Respond to rental inquiries
- Coordinate and conduct showings
- Assist with applicant screening and qualification
- Prepare lease documentation
- Coordinate move-ins and move-outs
- Conduct or coordinate condition inspections
- Manage keys and property access
- Help minimize vacancy periods
Portfolio Administration & Compliance
- Monitor lease expiry and renewal dates
- Prepare renewals, rent increases and appropriate notices
- Maintain organized property and tenant records
- Monitor arrears and follow up appropriately
- Ensure documentation is consistent with the Residential Tenancy Act and brokerage requirements
- Maintain accurate notes and records
- Provide periodic updates and reports on the portfolio
Owner Relations
- Communicate professionally with property owners
- Provide updates on maintenance, leasing and tenant matters
- Obtain approvals where required
- Identify issues before they become larger problems
- Provide practical recommendations regarding rents, vacancies and property condition
- Help maintain strong long-term owner relationships
You’ll Have Administrative Support
This is an important part of the role.
You will have access to a virtual administrative assistant who can assist with appropriate routine tasks such as:
- Data entry
- Updating tracking sheets
- Scheduling
- Filing and document organization
- Routine follow-ups
- Preparing drafts
- Updating records
- Gathering information
- Other administrative support
The Property Manager will help delegate, supervise and review appropriate work completed by the virtual assistant.
We want the Property Manager spending their time on matters that actually require judgment, licensing, client communication and problem solving, rather than doing every administrative task personally.

- Working with buyers

- Open houses
- Prospecting
- Following up with sales leads
- Referring owners who decide to sell
- Working qualified buyers or sellers
- Participating in transactions for additional commission income
The primary focus of this position is rental and property management, so there is no requirement to become a salesperson.
However, if you are ambitious and appropriately licensed, we do not want to limit your earning potential.

Required:
- Active B.C. Rental Property Management licence
- Strong understanding of the B.C. Residential Tenancy Act
- Excellent written and spoken English
- Own vehicle
- Ability to attend properties throughout Vancouver and the surrounding area
- Excellent organizational skills
- Strong written documentation
- Professional tenant and owner communication
- Ability to independently prioritize and manage multiple issues
- Good computer skills
Preferred
- 2+ years of property-management experience
- Experience managing your own residential portfolio
- Tenant-placement/leasing experience
- Move-in/move-out inspection experience
- Maintenance and contractor-management experience
- Experience preparing RTA notices
- Experience handling arrears and difficult tenant situations
- Familiarity with bookkeeping/property accounting
- Excel, QuickBooks or property-management software experience
- Previous experience generating new management business
An active Trading Services licence is a strong asset, but is not required.
Fluency in another language is also an asset.
