Main Purpose of the Job:
Managing the operations of Condominium Corporations set out in accordance to the Condominium Property Act, Condominium Property Regulations, condominium bylaws and not limited to the condominium rules and policies. Performing site inspections, enforcing condominium bylaws, scheduling daily and regularly occurring activities, project management, employee and vendor management as well as assisting Board of Directors with tools and resources for creating a successful community through fair governance and facilitation. Providing owners and tenants of Condominium Corporations conflict resolution, education and problem solving as required.
Duties and Responsibilities:
Job duties but not limited to:
- Answer condominium owner general enquiries.
- Maintain and update the condominium corporation’s online communication portal.
- Entering or exiting board-approved contracts on behalf of the condominium corporation.
- Oversee approval of information statements, estoppels, caveats.
- Prepare and provide condominium documents to an owner, purchaser or mortgagee, in accordance with the Act and Regulations.
- Post notices in buildings/elevators for the condominium corporation.
- Create maintenance schedules for the condominium corporation with the board of directors.
- Obtain quotation for routine repairs and maintenance contracts as required summarized in a easily understood format to educate, recommend and have approved by the board of directors.
- Organize and attend Annual General Meetings, board meetings and other meetings of the condominium corporation.
- Taking minutes, as required, action items and task management and delegation.
- Prepare, approve and send letters for letters, infractions, announcements, notices and other various forms of communications.
- Negotiating management contracts with the approval by the Broker and/or Associate Broker.
Qualifications:
Licensed by the Real Estate Council of Alberta (RECA) in Condominium Management.
Qualifications include: detail oriented, problem solver, contributing to improve processes, friendly and professional, team player, self starter, desire to learn, seek new challenges, conflict resolution, project management, vendor
management, employee management.
Working Conditions:
Office environment for majority of the duties with requirements for traveling to the property or community and vendor work places for meetings and inspections. Evening or weekend shifts may be required from time to time for
board meetings, project management and other requirements and on-call for emergencies when and if required. Approved remote work will also be available upon agreement with your Direct Report(s).
