About the Opportunity
Reporting to the Project Manager, the Construction Superintendent will oversee all day-to-day site operations from mobilization through occupancy. You will be responsible for coordinating subcontractors, managing project schedules, maintaining quality standards, and ensuring all work is completed safely, efficiently, and in accordance with project specifications.
This opportunity is ideal for experienced Superintendents who have successfully delivered mid-rise residential or mixed-use developments and enjoy taking ownership of every aspect of project execution.
Working closely with project management, consultants, municipal authorities, and trade partners, you'll play a key leadership role in ensuring projects are delivered on time, within budget, and to the highest standard of workmanship.
Key ResponsibilitiesConstruction Leadership
- Lead all on-site construction activities from project mobilization through completion.
- Supervise subcontractors, trades, suppliers, and consultants.
- Coordinate daily construction activities and establish short-interval work plans.
- Maintain a productive, collaborative, and professional site culture.
- Lead regular site meetings and ensure clear communication across all project stakeholders.
Project Execution
- Manage construction schedules and monitor project milestones.
- Identify and proactively resolve schedule conflicts and construction challenges.
- Review drawings, specifications, and construction documents to ensure work aligns with design intent.
- Coordinate inspections with consultants, municipal authorities, and regulatory agencies.
- Support commissioning, occupancy, deficiency completion, and project close-out activities.
Safety & Quality
- Ensure compliance with WorkSafeBC regulations and company safety programs.
- Promote a culture where safety is always the highest priority.
- Monitor workmanship throughout every stage of construction.
- Conduct quality inspections and manage deficiency resolution.
- Ensure projects meet all contractual quality standards.
Project Administration
- Complete daily site reports and maintain accurate project documentation.
- Manage RFIs, site instructions, deficiency logs, and field documentation.
- Communicate project progress, risks, and schedule updates with the Project Manager.
- Support project reporting and documentation throughout the project lifecycle.
Qualifications Required
- Minimum 7 years of experience as a Construction Superintendent.
- Proven experience delivering mid-rise residential construction projects.
- Experience leading steel-frame residential construction projects.
- Strong knowledge of construction sequencing and scheduling.
- Experience managing subcontractors, consultants, and multiple trades simultaneously.
- Ability to interpret architectural, structural, civil, and mechanical drawings.
- Excellent communication, leadership, and conflict-resolution skills.
- Strong organizational and planning abilities.
- Proficiency with Microsoft Office.
- Valid driver's licence.
- Legally authorized to work in Canada.
Preferred
- Experience working with residential developers or general contractors.
- Gold Seal Certification.
- CSTS 2020.
- Standard First Aid.
- WHMIS.
- Fall Protection.
- Experience using Procore, Bluebeam, MS Project, or similar construction management software.
- Experience delivering occupied residential or mixed-use developments.
- Experience managing project turnover, occupancy, and commissioning.
