Restoration Project Manager – Residential and Commercial

About Genesis Restorations
Genesis Restorations is an established Lower Mainland contractor providing emergency response, insurance restoration, reconstruction, hazardous-material abatement and specialized infection-control services.
We are looking for a Project Manager with approximately one to three years of restoration project-management experience to take responsibility for residential and commercial projects.
This is an excellent opportunity for someone who has established a foundation in restoration project management and is ready to develop into a more capable and well-rounded Project Manager. A successful employee who demonstrates sound judgment, consistent performance and strong project controls may progress into specialized training and the management of healthcare construction and infection-control projects within approximately two years.
The Position
The Project Manager will coordinate and manage assigned projects from the initial site inspection and emergency response through estimating, production, billing and closeout.
This is a hands-on position requiring regular site attendance, timely decision-making and clear communication with property owners, adjusters, consultants, subcontractors and Genesis personnel.
Key Responsibilities
- Manage residential and commercial emergency, remediation and restoration projects from assignment through completion.
- Attend sites, assess conditions and establish the initial scope, priorities and required resources.
- Prepare sketches, scopes and Xactimate estimates.
- Develop project budgets, schedules, work plans and subcontractor requirements.
- Coordinate Genesis personnel, equipment, materials and subcontractors.
- Explain the restoration process, anticipated timelines and realistic expectations to clients.
- Maintain regular communication with property owners, adjusters, consultants and other project stakeholders.
- Monitor job costs, labour, subcontractor costs, purchase orders, change orders, invoicing and projected gross profit.
- Ensure work is properly authorized before costs are incurred.
- Maintain complete, current and well-organized electronic job files.
- Ensure estimates, service contracts, contracts, photographs, daily records, subcontractor documents, invoices and billing records are accurate and readily traceable.
- Conduct regular site inspections to verify safety, progress, workmanship and compliance with the approved scope.
- Identify and document changes in conditions or scope before additional work proceeds.
- Resolve customer-service concerns promptly and professionally.
- Complete project billing and closeout documentation accurately and on time.
- Develop positive working relationships that contribute to repeat business and referrals.
- Participate in the company’s rotating after-hours emergency-response schedule.
- Comply with Genesis safety, quality-control and project-management procedures.
Required Qualifications
- One to three years of directly relevant restoration project-management experience.
- Practical experience managing emergency mitigation and insurance-restoration projects.
- Working knowledge of Xactimate, including sketching and estimating.
- Ability to manage multiple active projects, priorities and deadlines.
- Basic understanding of project budgets, job costing and change management.
- Strong written and verbal communication skills.
- Strong organizational skills and attention to detail.
- Comfortable using Microsoft Office and cloud-based project-management systems.
- Valid B.C. driver’s licence and an acceptable driving record.
Candidates with more extensive experience are welcome to apply, but Genesis is primarily seeking someone in the earlier stages of their project-management career who has the ability and motivation to grow with the company.
Preferred Qualifications
The following are assets but are not essential:
- Experience with Encircle or comparable restoration-documentation software
- Abatement project-management or estimating experience
- Experience managing mould, asbestos or other hazardous-material projects
- Construction, estimating or project-management education
- Established relationships with adjusters, property managers, strata managers, insurance professionals or other restoration referral sources
- A demonstrated ability to generate new projects or bring transferable business relationships

Compensation and Advancement
The base salary for this position is expected to be between $70,000 and $90,000 per year, depending on the candidate’s restoration experience, estimating ability and capacity to manage projects independently.
A candidate who brings established referral relationships or a demonstrable, transferable book of business may be considered for an enhanced compensation package. This may include a higher base salary, performance-based compensation or another incentive structure tied to profitable new work.
