Five Star Building Services is growing! We are looking for a Building Manager to be based in the North Vancouver location.
In this role, you will play a crucial role in maintaining effective communication between our team and the Strata Manager. You are the eyes and ears of our customers and the Five Star Team, ensuring that all activities align with the strata rules and bylaws. You will be responsible for overseeing the maintenance and operations of the building you will be in. You must have at least 3 years' experience managing complicated strata buildings.

Key Responsibilities:
- Perform daily inspections of the property (interior/exterior), maintain general cleanliness of interior and exterior areas and attend to areas in need of attention or repairs
- Perform regular maintenance and repair of the property including but not limited to changing light bulbs, painting, minor drywall repair, patch walls, and understanding of HVAC
- Perform light cleaning duties as/if necessary (i.e. sweeping, mopping, monitor washroom supplies)
- Check all lobbies, building entrances and perimeters for deficiencies and cleanliness
- While in lobbies, check elevators for deficiencies, check fire panels for trouble lights
- Ensure that security and safety measures are in place; monitor security system as needed
- Meet trades people and coordinate/manage renovation projects in the building
- Inspect garbage room and recycling room
- Patrol parkade and inspect areas
- Assists trade people (where necessary) who are working on common property
- Monitor work of contractors/external service providers to ensure adherence to company/industry standards
- Respond to residents’ queries, requests and emergencies in professional and respectful manner
- Respond to e-mails in a professional and timely manner
- Program Fobs and entry phones
- Coordinate with Manager and Strata Manager to post notices, issue letters and enforce strata rules
- Manage the guest suite(s) and Amenity Room(s) and report any issues that violate the rental agreement
- Maintain records, and collection of funds for Guest Suite(s) and Amenity Room(s)
- Book amenities, arrange for payment and completing check-in and check-out inspections
- Maintain an adequate supply of supplies and materials for the required maintenance and repairs
- Check all emergency exit signs to ensure they are fully functioning
- Check all main door hardware
- Clean up service rooms
- Sweep and dust electrical rooms, hallways and fire exits
- Report and keep a log of incidents and communicate promptly with manager
- Review and complete daily entries into a log report
- Perform other duties as needed by the property manager
Qualifications:
- Experienced in building maintenance processes and procedures
- Hands-on approach, diversity of repair, maintenance skills
- Be able to problem solve and think quickly on your feet
- Be able to perform minor electrical, plumbing and mechanical repairs
- Demonstrate superior customer service skills and utmost professionalism.
- Excellent command of English language and strong communication skills (verbal and written) is a must
- Ability to deal with residents in a positive, courteous and respectful manner
- Willingness to work as part of a team and demonstrate flexibility and responsiveness
- Proactive and able to take initiative
- Exceptional work ethic and ability to work independently with little supervision and under direction
- Well organized and resourceful
- Be able to occasionally respond to after-hours emergencies
- Able to lift up to 50lbs
- Pool Certification is preferred but not mandatory
- Ability to manage a team of 4 people
