Position Overview
The Building Resident Manager / Superintendent is responsible for the day-to-day operation, maintenance, safety, and overall upkeep of a residential building. The position requires a hands-on individual with strong maintenance and troubleshooting skills who can identify building issues, perform minor repairs, coordinate contractors, and ensure that building systems and common areas are maintained to a high standard.
Building Maintenance & Repairs
- Perform daily inspections of the building, mechanical rooms, common areas, parking areas, and exterior grounds.
- Troubleshoot and complete minor plumbing, electrical, carpentry, drywall, painting, appliance, and general maintenance repairs.
- Respond promptly to maintenance requests and resident service calls.
- Diagnose building deficiencies and determine whether repairs can be completed in-house or require a qualified contractor.
- Repair and replace plumbing fixtures, faucets, toilets, drains, valves, door hardware, locks, lighting fixtures, and other building components.
- Perform basic troubleshooting of heating, ventilation, air-conditioning, pumps, boilers, domestic water systems, and building mechanical equipment.
- Address clogged drains, leaks, water damage, low water pressure, heating issues, and other building-related emergencies.
- Conduct preventative maintenance on building equipment and systems.
- Maintain accurate records of maintenance activities, inspections, repairs, and equipment servicing.
Preventative Maintenance
- Develop and follow preventative maintenance schedules for building systems and equipment.
- Regularly inspect boilers, pumps, exhaust fans, sump pumps, water systems, electrical rooms, fire safety equipment, elevators, HVAC equipment, and other mechanical systems.
- Identify potential problems before they become costly repairs.
- Monitor building systems and report unusual sounds, leaks, temperature fluctuations, equipment failures, or other deficiencies.
- Maintain mechanical rooms and service areas in a clean, organized, and safe condition.
Contractor & Vendor Coordination
- Coordinate and supervise contractors performing plumbing, electrical, HVAC, elevator, fire protection, pest control, roofing, landscaping, and other specialized work.
- Verify that contractors complete work according to specifications and building requirements.
- Monitor contractor performance and report deficiencies or incomplete work.
- Provide contractors with access to mechanical rooms and other required areas.
Building Emergencies
- Respond to building emergencies including water leaks, flooding, plumbing failures, heating failures, power outages, elevator issues, fire alarms, and other urgent situations.
- Take immediate steps to minimize property damage and protect residents and the building.
- Shut off water, isolate equipment, secure affected areas, and coordinate emergency contractors when required.
- Maintain emergency procedures and know the location and operation of major building shut-offs and equipment.
Resident Services
- Respond professionally to resident maintenance requests and concerns.
- Investigate reported maintenance issues and provide appropriate solutions.
- Communicate repair schedules and building access requirements to residents.
- Maintain positive relationships with residents while enforcing building rules and maintenance procedures.
Building Operations & Safety
- Conduct regular inspections to ensure the property meets health, safety, fire, and building standards.
- Monitor common areas for safety hazards and arrange corrective action.
- Maintain fire exits, stairwells, mechanical rooms, garbage rooms, laundry rooms, parking areas, and other common areas.
- Assist with fire inspections, municipal inspections, preventative maintenance inspections, and other regulatory requirements.
- Maintain keys, access systems, mechanical room access, and building equipment inventories.

Pay: $35,200.00-$75,506.13 per year
Work Location: In person
