Job Summary
We are hiring a Business Development Manager to drive the top of our origination funnel. This role includes a base salary plus uncapped commission based on orginated deals that close.
This is a hunter role: you will proactively identify commercial property owners, open conversations, qualify their financing needs, and book qualified meetings for the Principal Broker to close. You are the engine that fills the pipeline.
This is the right seat for a strong performer who wants stability plus real, uncapped upside - someone who will treat this as a long-term home, not a stepping stone.
Duties
- Cold-call and prospect commercial property owners using CoStar and other commercial real estate platforms to identify owners with financing needs (maturities, acquisitions, refinances, construction).
- Build and own a referral database of brokers, lawyers, accountants, realtors and lenders - nurturing it with consistent, systematic outreach.
- Book qualified discovery meetings for the Principal Broker so they can focus on structuring and closing deals.
- Qualify opportunities — understanding the property, the ask, the timeline and the decision-maker — before passing them up the funnel.
- Maintain clean records in a CRM, tracking activity, pipeline stage and conversion at every step.
- Hit weekly call and meeting targets, a healthy lead-to-close rate and steadily growing closed mortgage volume.
- Share market intelligence on owner pain points, lender appetite and competitor activity back to the team.
Skills
- Confident and resilient on the phone — you are comfortable cold-calling owners and decision-makers and can hold a credible commercial conversation.
- 1–4+ years in a sales or business development role, ideally in commercial real estate, mortgages, lending, financial services or B2B sales. Mortgage experience is a strong asset but not mandatory for the right hunter.
- Familiar with the tools — or a fast learner who will master it: CoStar (or similar), CRM hygiene and structured outreach.
- Process-driven and disciplined: self-directed, organized and consistent. You manage your own activity without being chased.
- Long-term mindset: you want a stable base plus genuine upside and intend to stay and grow with the firm.
- Eligible and mobile: legally eligible to work in Canada; valid driver’s licence and ability to attend in-person meetings within Ontario.
Pay: From $45,000.00 per year
