MAINTENANCE MANAGER

We are currently looking for a Maintenance manager to join our team.
QUALIFICATIONS:
· A minimum of 4 years experience in maintenance of commercial and/or multi-unit residential properties.
· A thorough knowledge of the operation and routine maintenance of all building systems and components relevant to heating, ventilation, air conditioning, electrical, plumbing.
· A knowledge of building safety practices related to cleaning, painting, chemical hazards, elevators, mechanical and electrical equipment.
· Experience in emergency maintenance situation with the ability to response in a timely manner.
· Physically able to perform assigned duties that may involve medium to heavy lifting, climbing ladders and entering small spaces.
· A City of Winnipeg Police Check is mandatory.
QUALITIES:
The successful candidate must have the ability to work effectively in both a team setting and individually. They must have strong listening skills and excellent interpersonal communication skills, particularly as they relate to older adults. The successful candidate will be a self starter who takes initiative, possess strong work ethics, have a passion for learning and professional growth.
POSITION:
This full-time (40 hours per-week) position is responsible for the overall maintenance of the building and grounds. Safety will be the priority focus in regard to all property. This hands-on position will liaise with and monitor any outside contract work in relation to general maintenance and improvement activities. This position will need to be willing to be on-call to respond to building emergencies.
RESPONSIBILITIES:
· Conduct routine inspections and maintenance of the facility and property to maintain a safe and attractive environment.
· Perform preventative maintenance to ensure proper functioning of equipment and systems .
· Prepare Monthly Maintenance Checklist of all mechanical, electrical, plumbing, and safety systems and complete maintenance.
· Ensure that all safety and work standards adhere to the maximum of all and any applicable standards, codes, etc. Schedule inspections in accordance with codes.
· Perform minor repairs as required. In situations when repairs and maintenance exceed the normal scope of the duties or abilities, engage professional assistance to complete the task.
· Ensure annual maintenance contracts are up-to-date and completed.
· Prioritize emergency tasks and report these to the Executive Director.
· Inspect apartments vacated by tenants and prepare apartments to the highest standards for incoming tenants.
· Ability to prioritize maintenance requests from tenants in regard to their apartments.
· Maintain clear, accurate and organized records of all financial and other documentation pertaining to maintenance activities.
