Job Overview
To assist the Building Superintendent to operate and maintain the assigned building and its equipment to the high standards outlined by the Property Manager. To assist the Building Superintendent in overseeing any authorized building staff and tradesmen performing duties in your building, including recording their time of arrival and departure. To expand your skills, especially those in which you are least experienced, so that you will become a more competent employee. To provide professional and prompt service to the residents who report problems. To assist in protecting the building Owner’s investment in the property by assisting the Superintendent in carrying out regularly scheduled inspections, maintenance, custodial care and non-routine repairs in a professional manner.
Duties and Responsibilities
- To carry out daily, weekly and scheduled housekeeping duties within the schedules set out by the Property Manager.
- Carry out repairs and troubleshoot minor electrical, plumbing, appliance issues and furnace.
- Utilize building repair and replacement supplies and cleaning products prudently and maintain inventory lists.
- Preparing vacant units, removing garbage – electrical plates, covers and light fixtures.
- Properly prepare and follow up on all resident problems by documenting the details on a maintenance request form. These should be signed by the resident and forwarded to the Property Manager to follow up on if you or the Superintendent are unable to correct same, or for filing if corrected. Test detectors every repair.
- In the Supervisor’s absence – supervise all work done by outside trades by recording times in and out and materials used. The trade should leave with you all replacement parts and they should be dated and tagged and given to the Superintendent and/ or Property Manager.
- Properly receive, check out, and store all supplies received for your building. Also forward copy of the purchase order to the Property Manager with your comments.
- Report in writing to the Property Manager any deficiencies of any nature for your building and other buildings in your care if your building is a part of a larger development.
Emergencies
- Respond to all emergencies such as fire, flood, no heat, elevator failure, power failure, and other such problems that could be termed as an emergency.
- Ensure full awareness of the location of all shut-off valves and controls that should be shut down in the event of an emergency. Ask for assistance from the Superintendent and/or Property Manager.
- Maintain a list of emergency telephone numbers approved by the Property Manager close to the telephone.
- A notice must be posted on your door, without exception, whenever you and your wife are out of residence so you may be located if need be or it will direct people to someone who is responsible for your building in your absence.
- During winter season – inspect all walkways and driveways three times a day. Correct any hazardous situation if possible. If not, you should report the conditions to the Property Manager. The building snow log must be completed daily.
- Offer to take any person injured on the property to the hospital and record their response. An insurance claim occurrence report must be completed at the time of accident or injury.
Landscaping Duties
- Remove snow from those walkways which are not cleared by snow removal contractor or City.
- Apply salt to walkways when necessary to eliminate hazardous ice and/or snow.
- Operate snow blower and tractor.
- Remove litter from ground daily as required.
- Ensure the landscaping and area maintenance is completed on a weekly basis by contractors.
- Water all lawns and flowerbeds when necessary and/or as directed by the Property Manager.
Qualifications
- High School Education
- Basic computer skills including Microsoft oOfice and Outlook
- General knowledge of building operations
- General electrical, plumbing and overall good handyman skills
- Must be able to speak, read and write English with an adequate proficiency in the workplace and community contexts.
- Ability to lift up to 50lbs without the use of assisted lifting devices when required.
- Proficient in handling tools as required.
- Ability to crouch in small spaces, kneel, crouch, shovel snow and operate a snow blower.
- Physical dexterity to be able to perform various work assignments, manoeuvre around the various workspaces and to work with a variety of hand and power tools.
- Ability to climb stairs and ladders as may be required to access workspaces.
Pay: From $40,000.00 per year
