The Edmonton EXPO Facility Maintenance Services Group is looking for a Part-Time Building Control Operator. This is skilled work in the operation, maintenance, troubleshooting, and repair of building automation, HVAC, heating and boiler systems, pressure vessels, and associated equipment.
This position is primarily focused on the operation and monitoring of Building Automation Systems (BAS) and Direct Digital Control (DDC) systems to provide optimal lighting, climate control, and mechanical system performance throughout the Edmonton EXPO Centre. The role works extensively with Siemens and Johnson Controls systems and supports the operation of lighting controls, boilers, chillers, cooling towers, circulating pumps, air handling units, rooftop units, and related HVAC equipment.
The Building Control Operator is governed under the CUPE, Local 30 Union. Work in this class involves the completion of work received by work order and occasionally accompanied by oral or written instructions. Work is normally performed unsupervised but is checked during process or upon completion for general workmanship and compliance with established standards and practices.
The successful candidate will be responsible for:

Performing duties and responsibilities relating to the operation, maintenance, troubleshooting, and monitoring of heating plants, cooling plants, auxiliary equipment, and various HVAC systems as permitted by the Power Engineering Certificate of Competency.

Monitoring, operating, and troubleshooting Building Automation Systems (BAS) and Direct Digital Control (DDC) systems.

Responding to alarms, service requests, and operational issues generated through Siemens and Johnson Controls building automation platforms.

Monitoring and controlling lighting systems, boiler operations, circulating pumps, chillers, cooling towers, air handling units, and rooftop units.

Performing and recording all routine checks of facility heating plants, cooling plants, and auxiliary equipment.

Performing necessary work as required to bring heating boilers online or lay up equipment for service.

Performing water treatment testing as outlined in the American Society of Mechanical Engineers (ASME) Section VI, Care and Operations of Heating Boilers and Cooling Plants.

Performing preventive maintenance as issued.

Preparing boilers and pressure vessels for yearly inspection by the Alberta Boilers Safety Association (ABSA).

Coordinating shutdowns and operational adjustments required for events or building automation activities.

Responding immediately to alarms transmitted through the Direct Digital Control (DDC) system or other building monitoring systems.

Ensuring that boiler and mechanical rooms are kept neat and clean.
The successful candidate will have:

Minimum five (5) years of experience working with Direct Digital Control (DDC) or Building Automation Systems (BAS).

Experience working with Siemens and/or Johnson Controls Building Automation Systems would be considered a strong asset.

Experience operating and troubleshooting HVAC controls, lighting controls, boilers, chillers, cooling towers, rooftop units, and air handling systems.

Fourth Class Power Engineer certification.

Minimum five (5) years of experience working as a Power Engineer.

WHMIS Training and Certificate.

Maintain CPR and First Aid certification.

Valid Alberta Class 5 driver’s license (abstract must be provided upon request).
