Brandt is seeking a qualified Senior Building Operations Manager to join our Property Management Team in Regina, SK and will report directly to the Director of Property Management. The successful candidate will be responsible for the management of Brandt’s national building portfolio as well as the building operations field staff and office Dispatch team. This role will require provincial and interprovincial travel from time-to-time.
Oversee and have detailed knowledge of preventative maintenance, occupational health and safety, life safety requirements and environmental programs within the portfolio.
Confirm all documentation is complete and compliant with regional bylaws, codes and regulations. Ensure adherence to all relevant government regulations/guidelines as well as Brandt business unit practices.
Maintain the general appearance, cleanliness and security of all properties in portfolio with a “hands-on” outlook to get work done.
Manage building operations staff and keep accountable by ensuring weekly/monthly building inspections and checklists are completed. Strong attention to detail.
Develop/manage asset database and preventative maintenance program.
Assist in creating and maintaining annual operational budgets. Take ownership and manage maintenance spending for all portfolio properties.
Develop and implement communication plans for all clients.
Provide mentorship and guidance as well as execute performance reviews annually to direct reports.
Inspire the building operations team and others to perform optimally and professionally, lead them to achieve company objectives.
Ensure that all day-to-day tenant service requests are executed promptly in a courteous and professional manner.
Develop a travel plan with the Director of Property Management to audit properties in Brandt portfolio to certify Brandt’s commercial buildings and equipment comply with protocols.
Working with the Director of Property Management, effectively implement emergency preparedness initiatives, review and update building information manuals quarterly.
Oversee ongoing repairs and maintenance to ensure they’re completed “in house” (eg, lighting changes, plumbing repairs, door & lock repairs, adjusting thermostats, but not limited to these tasks)
Behave conscientiously and be alert to potential hazardous conditions to others and personally.
Engage in best practices for energy and environmental conservation.
Be creative and offer ideas of improvements to existing processes or systems.
Oversee and monitor the work of third parties. Assist the Director to provide technical support to staff
Participate in on-call rotation. Manage the “on call” program with building operations staff.
Other duties as assigned
Must possess the following minimum requirements: 4th Class Power Engineer Certificate. Electricians and Plumbers with office and field management experience will also be considered in lieu of the Power Engineering Certificate.
Minimum 8 years experience as a Building Operator
Excellent knowledge of building systems including HVAC, plumbing, electrical, roofing and building automation systems.
The candidate has a proven history of successfully managing office and field staff and is a team player.
Must be bondable through the RCMP to work in secure areas
