We are seeking an experienced Project Manager to join our team and help lead projects from pre-construction through completion.
Job Overview
The successful candidate will be responsible for the overall planning, coordination, execution, and successful delivery of plumbing and mechanical construction projects for Condominium Corporations and Property Management Companies. This role requires strong leadership, excellent communication skills, and the ability to manage multiple projects while maintaining quality, safety, profitability, and client satisfaction.
Key Responsibilities
- Manage multiple plumbing and mechanical construction projects from project award through closeout.
- Review drawings, specifications, contracts, and project requirements.
- Develop and maintain project schedules, budgets, procurement plans, and resource allocations.
- Coordinate with field supervisors, foremen, subcontractors, suppliers, consultants, and internal field staff.
- Monitor project progress and implement corrective actions as required to maintain schedule and budget objectives.
- Conduct regular site visits to monitor quality, safety, productivity, and compliance with project requirements.
- Lead project meetings and prepare meeting minutes, progress reports, and project updates.
Financial Management
- Review project budgets and track costs throughout the project lifecycle.
- Prepare and submit progress billings, change orders, and project forecasts.
- Review subcontractor invoices and supplier payments for accuracy and compliance.
- Monitor project profitability and identify opportunities to improve financial performance.
- Assist with project closeout documentation and final account reconciliation.
Client & Stakeholder Relations
- Maintain strong working relationships with condominium property managers, boards of directors, consultants, engineers, and clients.
- Serve as the primary point of contact for project-related communications.
- Attend project meetings, site inspections, and stakeholder presentations.
- Provide timely updates regarding project status, schedule changes, and potential issues.
- Address client concerns and coordinate resolutions in a professional and proactive manner.
Operations
- Review contract documents, drawings, specifications, consultant reports, and project scopes.
- Coordinate procurement of materials, equipment, and subcontracted services.
- Ensure all work is performed in accordance with contract requirements, building codes, and industry standards.
- Manage project documentation including RFIs, submittals, site instructions, deficiency lists, and closeout packages.
Health & Safety
- Ensure compliance with all Occupational Health & Safety Act requirements and company safety policies.
- Conduct site inspections and support safety audits.
- Coordinate site-specific safety plans, toolbox talks, and required project documentation.
- Promote a strong safety culture among employees, subcontractors, and project stakeholders.
Qualifications
- Minimum 5 years of experience plumbing and/or mechanical construction projects.
- Strong knowledge of plumbing and mechanical systems and construction practices.
- Experience managing condominium capital repair and restoration projects within the GTA.
- Ability to interpret mechanical drawings, specifications, and contract documents.
- Experience managing project budgets, schedules, and multiple concurrent projects.
- Strong understanding of CCDC contracts, change management, and project documentation.
- Excellent organizational, leadership, and time-management skills.
- Strong written and verbal communication abilities.
- Ability to effectively manage multiple projects in a fast-paced environment.
- Proficient with Microsoft Office, Microsoft Project, and project management software.
- Valid Ontario Driver's License and reliable transportation.

Pay: $100,000.00-$130,000.00 per year
