Position OverviewAt Avana, leasing is sales. The Rental Home Specialist is responsible for driving occupancy, converting leads into signed leases, and delivering strong leasing performance within a fast-paced, high-performance lease-up environment.Reporting to the Area Manager, this role owns the full leasing cycle from first inquiry to signed lease, including prospect management, showings, follow-up, and closing. The ideal candidate is competitive, highly accountable, confident asking for the sale, and motivated by targets, urgency, and results.
Schedule: Tuesday to Saturday, 9:00 a.m. to 6:00 p.m. (on-site)
What You’ll Do
Drive Leasing Performance & Occupancy-
Own leasing performance and contribute to achieving occupancy and lease-up targets.
- Manage the full leasing pipeline from inquiry to signed lease.
- Convert leads into residents through strong follow-up, prospect management, and closing skills.
- Maintain consistent leasing activity, including prospecting, showings, follow-ups, and applications.

Monitor results and adapt strategies to improve conversion rates and occupancy growth.
Deliver a High-Impact Leasing Experience-
Lead professional, persuasive property tours that showcase the value of living at Avana.
- Build trust quickly with prospects and confidently recommend the right home.
- Create urgency and overcome objections to move prospects through the leasing process efficiently.
- Deliver responsive, professional communication across all prospect interactions.
Support Lease-Up Growth & Market Presence-
Support lease-up initiatives through outreach, networking, events, and local partnerships.
- Collaborate with Marketing to maximize listing performance, lead generation, and community visibility.
- Stay informed on market conditions, competitor activity, pricing, and customer demand.
- Represent Avana professionally within the community and help drive brand awareness and traffic.
Maintain Operational Excellence-
Ensure show suites and common areas consistently reflect Avana’s standards and are presentation-ready.
- Maintain accurate leasing records within company systems.

Stay organized and effectively manage multiple prospects, priorities, and timelines in a fast-paced environment.

What You Bring-
2+ years of experience in leasing, sales, real estate, hospitality sales, or other performance-driven environments.
- Proven ability to meet or exceed sales targets, KPIs, or occupancy goals.
- Strong closing skills with confidence asking for the sale and overcoming objections.
- Highly organized with the ability to manage multiple prospects, follow-ups, and priorities effectively.

Strong communication and relationship-building skills with a high sense of urgency and accountability.
- Self-motivated, competitive, and driven by results.
- Experience working in lease-up environments is considered a strong asset.
- Knowledge of the local rental market is considered an asset.
- Valid Class 5 Driver’s Licence with a satisfactory driver’s abstract and criminal record check.
