Full Description
This position is well suited to a mature person or couple with good people skills and time management skills to run the day-to-day operations of an apartment building. The resident manager position plays a key role in our organization and is vital to our tenants’ satisfaction as they must coordinate with workers concerning the maintenance of the building, while simultaneously communicating with tenants over property issues and rental payments. The ideal candidates will work closely with the Property Manager to ensure smooth operations of the building.
o Conduct themself in a friendly and professional manner, at all times
o Performing basic ongoing building cleaning of all common areas
o Clean apartments upon vacancy to a move-in condition
o Daily walk-through of entire building and grounds for garbage, spills etc. and clean as necessary
o Receive and promptly address residents' concerns, inquiries, and rental calls
o Show vacant apartments to prospective residents
o Meet with new tenants to sign leases, assist with, and arrange move-in/out dates, familiarize tenants with the building and features of each unit
o Complete unit Inspection reports for tenants moving in/out of the building
o Carry out various administrative duties/paperwork including serving correspondence, ensuring rent is paid, insurance is in place etc.
o Provide access and work with contractors to complete necessary repairs and maintenance with minimal disruption to our tenants
o Follow an on-call schedule while making oneself available for emergency situations
o Ensuring main entrance is clear during snowstorms and working with contractors to ensure services are performed (winter and summer)
o Other duties as assigned
o Previous experience is considered an asset
o Desire and ability to provide outstanding customer service
o Desire to keep the property curb appeal up to our standards with taking pride in doing so
o Attention to detail and proven communication skills both verbal and written
o Ability to handle wide range of situations that can arise in the industry while maintaining a “let’s get it done” & “let’s do it right” mind set.
o Promoting our core values, (most specifically, “Build Community”) while building and maintaining professional resident relationships
o Ability to work well on own with minimal supervision and part of a team in whole
o Think and react quickly to a variety of issues with a professional team attitude
o Computer skills including MS Outlook, MS Word, MS Excel
o Basic understanding of contract terms and residential leases considered as asset
o Ability to work in a physically demanding environment
o Valid First-Aid/CPR (or willingness to obtain – employer paid training)
o Handyperson skills would be considered an asset. This position requires basic maintenance around the building and apartments.

A two-bedroom apartment (in most properties) is included (with appropriate taxable benefit) as part of the total compensation package along with power, phone, TV and internet.

Flexible schedule (typically, 8-hour days but in this industry, on-call/overtime is required from time to time for urgent matters that may arise). Travel to other properties may be required from time to time and will be compensated for.
