We are seeking an experienced and motivated Building Manager to oversee two residential properties in Edmonton's Heritage Valley area.

Position Overview
The Building Manager is responsible for the overall day-to-day operation and performance of two residential properties in Heritage Valley.
This is a hands-on leadership role combining property operations, team supervision, resident relations, leasing and occupancy, maintenance coordination, inspections, and administrative oversight.
The Building Manager will have two direct reports and will be responsible for providing direction, establishing priorities, monitoring performance, and ensuring the team consistently delivers a high standard of service to residents.
The successful candidate will be highly organized, solutions-oriented, comfortable making decisions independently, and capable of managing multiple priorities across two properties.
Key ResponsibilitiesProperty Operations
- Oversee the daily operations and overall performance of two residential properties.
- Maintain a regular onsite presence at both properties and ensure operational priorities are addressed promptly.
- Conduct regular property, common-area, grounds, and suite inspections.
- Ensure buildings are maintained to company standards for cleanliness, safety, curb appeal, and overall presentation.
- Identify property deficiencies and take ownership of coordinating their resolution with maintenance personnel, internal departments, and contractors.
- Coordinate maintenance requests, preventative maintenance programs, repairs, and contractor activities.
- Monitor outstanding work orders and ensure repairs are completed efficiently and residents receive appropriate follow-up.
- Assist with capital improvement, renovation, and building improvement projects as required.
- Maintain compliance with company policies, health and safety requirements, and applicable legislation.
Team Leadership
- Provide day-to-day leadership and direction to two direct reports.
- Establish priorities and delegate responsibilities across both properties.
- Monitor team performance, productivity, service standards, and completion of assigned responsibilities.
- Coach and support team members while promoting accountability and professional development.
- Ensure adequate operational coverage across both properties.
- Foster a positive, collaborative, and service-focused working environment.
- Escalate performance or staffing concerns to Regional Management when required.
Resident Relations
- Ensure residents receive professional, responsive, and consistent service.
- Respond to resident inquiries, concerns, and escalated issues in a timely and professional manner.
- Support direct reports with complex resident matters and conflict resolution.
- Build positive resident relationships that promote satisfaction and long-term retention.
- Resolve tenancy matters in accordance with Alberta's Residential Tenancies Act and company policies.
- Oversee move-in, move-out, and routine suite inspection processes.
- Ensure resident concerns and outstanding service issues are followed through to resolution.
Leasing & Occupancy
- Take an active role in achieving occupancy and revenue objectives for both properties.
- Monitor available suites, leasing activity, applications, upcoming vacancies, and lease expiries.
- Conduct property tours and leasing appointments when required.
- Ensure rental applications are processed accurately and promptly.
- Oversee lease preparation, execution, move-ins, and move-outs.
- Manage lease renewals and rent increases in accordance with legislation and company procedures.
- Conduct market surveys and monitor competing properties.
- Provide recommendations regarding rental rates, incentives, and leasing strategies based on market conditions.
- Ensure available suites are marketed effectively using company-approved platforms.
- Work collaboratively with Regional Management and Marketing to maximize property performance.
Administration & Reporting
- Maintain accurate resident, leasing, maintenance, inspection, and property records.
- Utilize Yardi Voyager or similar property management software for daily operations and reporting.
- Review and approve invoices within assigned authority and monitor property expenses.
- Assist with annual budgeting, forecasting, and expense management.
- Monitor operational and leasing performance and communicate regularly with Regional Management.
- Ensure documentation is complete, accurate, organized, and compliant with company standards.
- Complete required property inspections, reports, and administrative tasks within established deadlines.
After-Hours On-Call Support
- Participate in a rotating after-hours on-call schedule for emergency situations.
- Assess emergency calls remotely and coordinate the appropriate response.
- Dispatch maintenance personnel or third-party contractors when required.
- Provide direction to residents and onsite staff during emergency situations.
- Follow up to ensure emergencies are resolved promptly and appropriately documented.
- Attend a property in person when necessary based on the nature and severity of the emergency.
Qualifications
- Minimum 2–3 years of residential property management experience, preferably with responsibility for a multi-family residential property or portfolio.
- Previous supervisory or team leadership experience is strongly preferred.
- Strong understanding of residential property operations, leasing, maintenance coordination, and resident relations.
- Working knowledge of Alberta's Residential Tenancies Act and residential tenancy practices.
- Demonstrated ability to lead employees, establish priorities, and hold team members accountable.
- Excellent customer service, communication, and conflict-resolution skills.
- Strong organizational and time-management abilities with the ability to manage competing priorities across multiple properties.
- Strong problem-solving skills and a proactive approach to property operations.
- Ability to work independently while collaborating effectively with Regional Management and other departments.
- Experience with Yardi Voyager or similar property management software is preferred.
- Proficiency with Microsoft Office.
- Valid Alberta driver's licence and reliable vehicle.
Physical Requirements
This position requires regular walking throughout residential properties, climbing stairs, conducting suite and property inspections, occasional lifting of up to 25 lbs (11 kg), and working outdoors in varying weather conditions.

Schedule
Monday to Friday, with participation in a rotating after-hours on-call schedule for emergency situations.
While most after-hours issues are managed remotely through coordination and dispatch of maintenance personnel or contractors, occasional evening or weekend attendance may be required depending on operational needs.

In Person – Heritage Valley, Edmonton, Alberta
The successful candidate will oversee two residential properties located within the Heritage Valley area, allowing for efficient travel and regular onsite presence at both communities.
