Position Overview
The Property Manager is responsible for the day-to-day management, operations, maintenance, leasing, and financial oversight of Seymour Property Management's commercial real estate portfolio. The primary operational hub a nine-floor commercial office tower totaling approximately 73,000 square feet in downtown Vancouver, alongside a portfolio of commercial, institutional, and mixed-use properties in Burnaby.
This is a hands-on, full-scope property management role. The Property Manager is the single point of accountability for tenant relations, lease administration, building maintenance systems, regulatory compliance, budget management, and sublease activity across the entire portfolio. The successful candidate will be organized, proactive, and capable of managing multiple properties and tenants simultaneously while maintaining strong relationships with ownership, tenants, contractors, and regulators.
Key Responsibilities
1. Building Operations & Maintenance
- Oversee daily operations, inspections, and maintenance of all assigned properties
- Manage building systems including HVAC, fire/life safety, elevators, electrical, and plumbing
- Respond to emergencies and coordinate after-hours maintenance as required
2. Tenant Relations & Lease Administration
- Serve as the primary point of contact for tenants and address service requests or concerns
- Administer commercial leases, including renewals, terminations, and key lease dates
- Coordinate tenant move-ins, move-outs, and space reinstatements
3. Leasing & Vacancy Management
- Monitor vacancies and coordinate leasing activities with external brokers
- Prepare space information, conduct tours, and review offers for ownership approval
- Manage subleases and assignments in accordance with lease terms
4. Financial Management & Budgeting
- Prepare and manage annual operating budgets for assigned properties
- Monitor expenses, review invoices, and provide variance explanations
- Oversee rent collection and operating cost reconciliations
5. Regulatory Compliance & Risk Management
- Ensure compliance with BC legislation, building codes, safety standards, and permits
- Maintain inspection records, certifications, and insurance documentation
- Coordinate emergency response plans and WorkSafeBC requirements
6. Contractor & Vendor Management
- Engage, supervise, and evaluate contractors and service providers
- Manage service contracts and obtain competitive quotes for repairs and projects
- Conduct site inspections to ensure quality and compliance
7. Reporting & Communication
- Prepare operational and financial reports for ownership and leadership
- Maintain organized property records, correspondence, and files
- Attend meetings and present updates as required
Qualifications and Experience
- Minimum 3–5 years of direct commercial property management experience in BC, with demonstrated experience managing multi-tenant office or commercial buildings
- Strong knowledge of BC commercial tenancy legislation, including the Commercial Tenancy Act and BC Building Code
- Experience preparing and managing property operating budgets and financial reports
- Experience with commercial lease administration, including lease abstracting, rent escalation tracking, and operating cost reconciliations
- Proficiency with property management software (e.g., Yardi, AppFolio, BuildingLink, or equivalent)
- Demonstrated experience managing building mechanical systems including HVAC, elevators, fire safety, electrical, and plumbing
- Strong written and verbal communication skills in English
- Valid BC driver's licence and access to a reliable vehicle for portfolio travel
- Property management certification or RECBC licence (preferred)
Work Schedule
This is a full-time position based on 40 hours per week, Monday to Friday, during regular business hours, excluding a 30-minute unpaid meal break each day. Flexibility is required, and occasional evening or weekend work may be needed based on operational requirements.
Work Location
This position is primarily based at 570 Dunsmuir Street, Vancouver, one of Alexander College’s campus locations. The successful candidate may also be required to travel to and work at other properties or locations managed by Seymour Property Management, depending on operational needs.
