*Position: 5 hours in Oro-Medonte + 4 hours in Barrie, Monday to Friday.*
Management & Technical Oversight
- Supervise and coordinate maintenance activities across all building systems, including HVAC, electrical, plumbing, and mechanical equipment.
- Oversee preventive maintenance schedules using CMMS (Computerized Maintenance Management System) to ensure optimal performance and compliance.
- Manage and lead a team of maintenance technicians and contractors, providing guidance and supervision to ensure high-quality work.
- Read and interpret schematics, wiring diagrams, and technical manuals to diagnose issues accurately.
- Plan and execute improvement projects related to building infrastructure, safety upgrades, or system enhancements.
- Ensure compliance with safety regulations and standards; conduct regular inspections to identify potential hazards.
- Maintain detailed records of maintenance activities, repairs, and inspections for reporting purposes.
- Collaborate with management on project planning, resource allocation, and operational improvements.
- Lead emergency response efforts related to building systems failures or safety incidents.
Daily Operations & Waste Management
- Maintain and organize the garbage room, performing weekly cleanings.
- Ensure the garbage chute is fully operational and replace compactor bins as needed.
- Coordinate waste pickup, placing garbage, recycling, and organic bins out on scheduled collection days.
- Conduct daily building rounds, reporting and documenting any items that are broken or below standards.
- Perform daily mechanical room inspections to ensure all equipment is in full working order.
System Testing & Specialized Maintenance
- Conduct weekly inspections and monthly testing of the emergency generator.
- Perform weekly fire pump tests.
- Drain auxiliary drains (drum drips) as part of the fire suppression system maintenance.
- Conduct chemical testing for the pool, ensuring water quality meets provincial standards; manage overall pool cleaning and maintenance.
- Refill salt in water softener brine tanks as required.
- Lubricate garage gates and ensure all building doors are fully functional.
General Maintenance & Upkeep
- Perform minor repairs and touch-up painting.
- Assemble and install furniture, shelving, and other fixtures.
- Maintain cleanliness of stairwells and terraces.
- Ensure exterior curb appeal by removing debris and keeping the grounds presentable.
- Clean and maintain main building entrance doors.
- Perform snow removal specifically for emergency exits to ensure safety compliance.
- Escort contractors when they are performing services inside individual units.
- Assist cleaning staff as necessary to ensure building standards are met.
- Apply salt/ice melt to exterior areas during black ice conditions to mitigate slip-and-fall hazards.
- Operate blowers to remove leaves and debris, ensuring the building's exterior remains clean and presentable.
