The Repair and Property Technician is responsible for creating a high level of resident satisfaction by providing timely repair services and maintaining tidy grounds at all portfolio properties in a safe and efficient manner. The team member should maintain accurate logs while completing re occurring indoor and outdoor tasks in all weather conditions. Some evening and on-call availability will be required. The Property Technician should be cool, caring and driven to big things; always representing the company's best interest, maintaining positive and professional interactions, and adhering to Core Values and Behaviors.
SUMMARY OF DUTIES & RESPONSIBILITIES
Provide regular upkeep for all portfolio properties, performing task including but not limited to:
- Monitor and Respond to Maintenance Work order requests. Duties include:
- Unplug toilets and sinks; - Painting, Staining, and Varnishing;
- Interior lamp replacement; - Replace ceiling tiles;
- Adjustment of time clocks; - Building inspection rounds;
- Closet troubleshooting & repairs; - Drywall repair and Caulking;
- Ballast Replacement-Interior; - Faucet repair;
- Standard toilet troubleshooting and repair - Unlock doors for residents;
- Replace light bulbs - Lifting and installing appliances.
- Reoccurring outdoor grounds keeping duties.
- Sorting Recycling Materials;
- Daily General Debris Pickup;
- Building inspection rounds;
- Shoveling Snow from stairs and walkways;
- Trimming bushes;
- Garbage to curb Valet Service;
- Power Washing;
- Sweeping walkways & Parking lots;
- Plowing driveways and parking lots;
- Raking leaves;
Security & Fire Equipment
Routinely check all fire hose cabinets to ensure equipment is in place
Conduct routine testing of alarms and sprinkler operations with outside contractors.
Ensure proper and prompt filing of incident reports related to any incidents on the Property of a mechanical, personal or emergency nature, and to keep the Manager advised of any unusual occurrences and potential problems that may require his/her attention.
Be familiar with the approved building fire plan and be able to effectively operate the fire alarm equipment and ensure all building staff are familiar with emergency systems and procedures.
Maintain an inventory of cleaning supplies, lighting supplies, maintenance supplies, and air conditioning/heating supplies and tools to assure that adequate stock control measures are taken.
Common Area Maintenance and Repairs
The Incumbent will :
Perform daily/weekly property inspections as well as unscheduled inspections, housekeeping duties, and perform maintenance within the working schedules set out by the Manager.
Determine and initiate, in consultation with the Manager as required on more complex issues any corrective measures to ensure a high standard of maintenance and housekeeping in the building at all times;
Provide the Manager with a copy of these weekly inspections. Promptly attend to any complaints related to the common elements.
Handle only common element repairs during working hours, and will not carry out individual owner/resident unit repairs unless directed specifically by Property Management.
The exception to this clause is emergency in-suite repairs/clean up in case of flood, fire, etc. Repair and maintain the property as required and when within his technical competence, do so or cause to be repaired and maintain the property using outside approved trades.
Painting jobs i.e. mechanical and electrical and all service room floors, doorframes, touch-ups etc. must be initiated and scheduled as required as is minor repairs to corridors, stairwells, and mechanical equipment.
Supervise and direct sub-trades working in the building for the Corporation as required, to ensure that all work performed by these trades is done in a good and workmanlike manner in accordance with specifications established,
Sign service reports on behalf of the Corporation and to sign invoices received by the Corporation related to any work he has supervised or authorized.
Request trades to leave all replacement parts for inspection unless previously arranged by Management.
All business and functions in connection with the building are the responsibility of the Technician, as directed by the Manager.
The Technician will :
Assist in the administration of the building as directed by the Manager which may include the following:
Maintain record files on-site for all regularly scheduled maintenance contracts for the purposes of verifying that the work was performed.
Issue purchase orders and keep a record file of all purchase orders issued in order to maintain purchasing control.
Recommend improvements and implement approved changes to building administration or maintenance subject to consultation and direction from the Manager.
Enforce building regulations when applicable (i.e. recreation facilities, parking, party room).
Maintain secure stock control procedures and maintain an inventory of supplies that will ensure adequate but not excess inventory for efficient operation of the building.
The Incumbent will:
Remain responsible for coordinating move-in/move-out procedures with new and existing tenants. This includes performing elevator and hallway inspections to note the condition of the common areas and the units before and after moves and/or deliveries. The inspection will serve to document any damages to the property caused by residents and/or their visitors.
Coordinate public and private waste pickup for the condominium in accordance with waste removal schedules established by the Municipality and/or the private contractor.
The Incumbent shall liaise with the waste removal service provider by providing access to the waste bins and directing waste removal to the appropriate loading area.
Accept deliveries of all goods and services sent to the Building. Once deliveries have been received, they are to be checked and signed for by the Incumbent. Delivery slips and worksheets must be taken to the Management Office as soon as possible.
Mechanical System Duties
The Incumbent will :
Ensure that all equipment is checked and all necessary readings of pressure, temperature and other readings are made daily in accordance with daily, weekly, monthly, and annual checklists which form part of the preventive maintenance program. The attached "Daily Inspection Schedule" indicated as Appendix "B" is supplied to indicate basic requirements and may be altered from time to time.
Ensure that all equipment is maintained according to the specifications and the timing of the preventive maintenance program.
Supervise and direct sub-trades working in the building for the Corporation as required, to ensure that all work performed by these trades is done in a good and workmanlike manner in accordance with specifications established, to sign service reports on behalf of the Corporation and to sign invoices received by the Corporation related to any work he has supervised.
Provide written reports to Property Manager on any emergency, mechanical or a potential problems related to the property.
Obtain signatures from all contractors working on building common areas and to submit forms to Property Manager at the end of each week.
Be technically familiar with all building equipment, facilities, and structure.
Check garage fans, belts, bearings to ensure that all fans are operating properly according to the "Daily Inspection Schedule".
Maintain log-books, clearly numbering all mechanical and electrical equipment and indicating the nature and frequency of maintenance services performed.
Report any malfunctions immediately to the Property Manager. Check all mechanical complaints before a trade is called in for repairs.
