Job Summary: Reporting to the Interim Executive Director, the Property Manager will oversee the day-to-day operations and administration of the corporation. The Property Manager will play a crucial role in maintaining and enhancing the quality of life for our housing communities by the efficient management of the housing properties, resources, and community relations.
This position does not have a work from home option.
As a Property Manager, some of the things you will do include:
· Foster a welcoming and inclusive community that prioritizes tenant satisfaction
· Monitor rent collections, enforce lease agreements, and ensure timely payments.
· Prepare annual notice of rent increase (N2) and income tax rent receipts
· Oversee major work orders and capital projects
· Oversee maintenance, repairs, inspections and contractor co-ordination
· In collaboration with the ED, develop and follow through initial project plans for funding proposals
· In collaboration with the ED and Community Engagement & Diversity Committee, support community-building activities and resident engagement
· Act as the primary escalation point for tenant concerns, ensuring prompt and effective communication.
· Develop and maintain collaborative working relationships with community partners
· Ensure compliance with health and safety and property standards regulations, including fire code and building codes.
· Stay current on affordable housing trends and changes in regulations.
· Ensure that all policies, bylaws, and regulations are upheld and enforced.
· Participate in Landlord and Tenant Board proceedings and facilitate evictions when necessary
· Manage the effective and efficient operation of all areas of responsibility
Ø Regular access to a vehicle is required
Skills and Abilities:
· Proficient with Microsoft Office, One Drive, virtual meeting platforms, online information searches and an ability to learn new software.
· Highly effective project management, prioritization, multi-tasking, and time management skills is preferred
· Strong understanding of financial planning, budgeting, and procurement processes is preferred
· Previous knowledge or experience in the social housing and/or property management sector is preferred
· Knowledge of Rent-Geared- to-Income (RGI) regulations and calculations is an asset
· Ability to conduct English written and verbal communications at an advanced level is required. (French written and verbal communications are an asset and/or the ability to communicate in Somali, Arabic or other languages).
· Candidate must be comfortable with providing services to diverse communities, including individuals with disabilities, with a high degree of discretion and confidentiality
· Knowledge of Asset Planner, Yardi Software, Integrated Housing System (IHS), Kantech Entrapass fob system, Mircom front entry system, Alterna EFT or other online rent processing systems is an asset
· Knowledge of the Canadian Human Rights Act, the Ontario Human Rights Code, Privacy Laws, the Residential Tenancies Act, Housing Services Act, the Ontario Not-for-Profit Corporations Act, Building and Fire Code legislation and the Landlord and Tenant Board is an asset
Salary and Benefits:
· $53,000 to $65,000
