Job Title: Residential Property Manager

Solarispro Holdings Partnership/Oviedo Group of Properties, a rapidly growing property holding/re-development company is looking for a Residential Property Manager Residential Property Manager to manage their commercial properties in the Surrey, Langley and White Rock area.
Position Summary
The Residential Property Manager is responsible for the overall day-to-day operations of several multi-unit residential apartment buildings. This role ensures high occupancy rates, tenant satisfaction, regulatory compliance (particularly under British Columbia’s Residential Tenancy Act), financial performance, and the physical upkeep of the property. The manager acts as the primary point of contact between property owners, tenants, vendors, and staff while maintaining a safe, compliant, and profitable operation.
Key Responsibilities
Tenant Management & Relations
- Advertise vacancies, screen applicants, conduct property showings, and select qualified tenants in compliance with fair housing and BC human rights laws.
- Prepare, negotiate, and enforce residential tenancy agreements.
- Handle tenant inquiries, complaints, and maintenance requests promptly and professionally.
- Manage lease renewals, move-ins/out, and end-of-tenancy processes, including inspections and security deposit handling.
- Address tenant disputes and, when necessary, initiate eviction proceedings in accordance with the Residential Tenancy Act (RTA).
Financial Management
- Facilitate rent collection and other fees in coordination with Accounting; manage delinquent accounts and implement collection procedures.
- Prepare and manage annual operating budgets, monitor expenses, and report on financial performance (e.g., income statements, occupancy reports).
- Track operating expenses, approve invoices, and coordinate with accounting for accurate record-keeping.
- Recommend and implement rental rate adjustments as permitted under BC regulations.
Property Maintenance & Operations
- Conduct regular property inspections to identify maintenance needs, safety issues, and compliance with health, safety, and building standards.
- Coordinate and supervise repairs, renovations, and preventative maintenance; manage relationships with contractors and service providers.
- Oversee on-site staff (e.g., building superintendents, cleaners, security) and ensure the property is kept in clean, safe, and attractive condition.
- Liaise with tenants to ensure all rules/regulations and strata bylaws are followed and adhered to.
- Ensure compliance with local bylaws, fire safety codes, and environmental regulations.
Compliance & Administration
- Maintain full compliance with the BC Residential Tenancy Act, Strata Property Act (if applicable), and all other relevant federal, provincial, and municipal laws.
- Keep accurate records of tenancies, financial transactions, maintenance, and communications.
- Manage insurance claims, emergency situations, and risk mitigation.
- Stay current with changes in rental legislation and best practices in property management.
Qualifications & Requirements
Education & Licensing (BC-Specific)
- Completion of the Rental Property Management Licensing Course (or equivalent) and a valid Rental Property Management License issued by the British Columbia Financial Services Authority (BCFSA). Candidates in the process of obtaining licensing may be considered.
- Post-secondary education in business administration, real estate, property management, or a related field is preferred.
Experience
- 2–5+ years of progressive experience in residential property management, preferably with multi-unit apartment buildings.
- Proven track record in tenant relations, financial management, and maintenance coordination.
Skills & Competencies
- Strong knowledge of the BC Residential Tenancy Act and related regulations.
- Strong command of English.
- Excellent communication (written and oral), negotiation, and conflict-resolution skills.
- Proficiency with property management software, MS Office, and basic accounting.
- Ability to multitask, prioritize, and work independently with minimal supervision.
- Customer-service oriented with a professional demeanor.
- Valid BC driver’s license and reliable vehicle (may be required for site visits).

- Criminal record check and recent professional references are required.
- Availability for after-hours emergencies on a rotational basis.
