We are currently seeking a qualified candidate to assist in the capacity as a Building Operator in connection with a commercial portfolio that consists of three multi-tenant industrial buildings located in the Scarborough area.
The Building Operator is a key member of the Property Management Team responsible for the day-to-day operations and reporting to the Property Manager. The Building Operator will ensure that the facility is maintained to industry standards at all times, and that Tenants and the Public are provided with a safe and comfortable environment. The Building Operator must be able to work evenings/weekends and is on-call 24/7.
The ideal candidate should possess the following attributes:
- A minimum two-years of Building operator related experience;
- Customer/client-centric mindset and strong interpersonal, written and verbal communication skills;
- Excellent organizational and time management skills;
- Superior attention to detail and ability to multitask;
- Flexibility to adapt to changing work conditions including service interruptions:
- Reliable access to a fully insured vehicle:
- Ability to work independently, as well as within a team;
- Effective conflict resolution skills.
Primary Responsibilities of the Building Operator:
- Working onsite Monday - Friday between the hours of 8.30 am- 4.30 pm;
-Ensure that building standards are maintained at all times and that Tenants and the
Public are provided with a safe and comfortable environment;
- Ensure full compliance with company policies and procedures;
- Foster and maintain positive tenant relations, and be professional in appearance and conduct at all times;
- Receive incoming phone, email or in-person requests from tenants and provide accurate information and responses in a timely manner. Involves an element of problem solving or escalating the matter as appropriate;
- Operate building operating & mechanical equipment in a safe, efficient manner at all times;
- Perform scheduled and periodic maintenance requirements including but not limited to filter replacement, lamp replacement, fire-prevention and building operating system pressure readings, annual inspections, etc., and ensure appropriate logs and records are maintained and updated as necessary;
- Complete parking area clean up and light janitorial as needed;
- Maintain all interior/exterior common areas to company/industry standards and ensure appropriate logs and records are maintained and updated as necessary;
- Coordinate all contractor/supplier activities per agreements, and ensure service levels are consistently achieved;
- Record/report all incidents to the Property Manager in accordance with company policy & procedure;
- Perform administration work as required such as completion of work orders and maintaining required on-site files, records and/or data bases;
- Participate in all fire drills and life safety training, and perform and/or monitor building security requirements and fire alarm/sprinkler systems; and,
- Perform other related ad hoc responsibilities as requested.
