The Role
Haven Bridge is hiring a Manager, Property & Asset Management to own the day-to-day operating performance of our multi-residential portfolio (~1,000 units).
This is a hands-on role with direct partner exposure. You will run leasing, oversee our third-party property managers, own the reporting that drives portfolio decisions, and be accountable for occupancy, arrears, and NOI at the asset level. You will have one direct report on leasing and will manage external PM relationships on turnover.
What You'll Own
Asset performance. Budget and NOI accountability across the portfolio. Monthly variance analysis, capital planning input, and identifying revenue and expense opportunities at the asset level.
Leasing. Manage one internal leasing resource and hold third-party PMs accountable on turnover leasing. Own the CRM and ILS presence end to end: listing quality, syndication, lead response times, tour-to-lease conversion, and days-to-lease.
Property management oversight. Set expectations, review performance, and escalate with third-party PMs on maintenance, turnovers, service standards, and resident issues.
Reporting. Produce and improve weekly and monthly reporting on occupancy, leasing funnel, arrears, and KPIs. Build reporting that is clean, consistent, and decision-ready.
Compliance. Oversee the LTB process end to end, including notices, arrears escalation, and hearing preparation managed through PMs and external counsel. Ensure RTA compliance across the portfolio.
What You Bring
- 5 to 10 years in property management, asset management, or both, in Canadian multi-residential (flexible for the right candidate)
- Working knowledge of the Ontario RTA and the LTB process, including notices, filings, and arrears escalation
- Experience managing leasing agents and running a leasing funnel through a CRM
- Hands-on experience with ILS platforms and listing syndication (Rentals.ca, Zumper, Kijiji, and similar)
- Yardi proficiency
- Strong Excel: rent roll analysis, budget variance, and KPI reporting
- Comfortable moving between site-level detail and portfolio-level analysis
Pay: $75,000.00-$100,000.00 per year
Work Location: Hybrid remote in Toronto, ON (Toronto District)
