Building Manager – Luxury Residential Property

A well-established property services company is seeking an experienced and motivated Building Manager to oversee the daily operations of a luxury residential property located in Downtown Vancouver.

Position Summary
The Building Manager is responsible for overseeing the day-to-day operations of a luxury residential community. The successful candidate will ensure the property is maintained to the highest standards by supervising caretaking and janitorial services, conducting regular inspections, coordinating contractors, supporting residents, and managing operational and maintenance requirements.
This role requires a proactive individual who can balance customer service, leadership, and building operations while creating a safe, clean, and welcoming environment for residents and visitors.
Key ResponsibilitiesBuilding Operations
- Conduct routine inspections to ensure cleanliness, safety, and maintenance standards are consistently met.
- Monitor common areas, amenities, exterior grounds, and service areas.
- Identify and report maintenance concerns including painting, drywall repairs, flooring issues, lighting deficiencies, and other building-related items.
- Coordinate contractors, vendors, and service providers to complete maintenance and operational work.
- Assist with building improvement projects and seasonal maintenance.
- Ensure onsite staff have the necessary supplies, equipment, uniforms, and safety gear.
- Provide hands-on operational support when required.
Staff Leadership
- Supervise caretaking, janitorial, and service staff.
- Provide coaching, training, and performance feedback.
- Support employee onboarding and annual performance reviews.
- Promote a positive, professional, and safety-focused workplace.
- Assist with scheduling and staffing coverage.
- Lead staff during special projects and operational initiatives.
Resident Relations
- Serve as a primary point of contact for residents, contractors, and service providers.
- Respond professionally and promptly to resident inquiries and concerns.
- Maintain positive resident relationships while enforcing building policies and procedures.
- Deliver exceptional customer service.
- Prepare operational updates and reports as required.
Health & Safety
- Ensure compliance with company policies and WorkSafeBC regulations.
- Conduct regular safety inspections.
- Promote safe work practices.
- Investigate and document incidents, accidents, and safety concerns.
Administration
- Maintain inspection reports, maintenance logs, and operational records.
- Submit daily operational updates.
- Utilize Microsoft Office, Gmail, and company systems for reporting and communication.
- Track maintenance requests, service issues, and staff performance.
Qualifications
- Minimum 3 years of experience as a Building Manager, Caretaker, Assistant Building Manager, Concierge Supervisor, or in a similar role.
- Experience in luxury residential, strata, condominium, hospitality, or property management environments is preferred.
- Strong leadership and team management skills.
- Excellent customer service and conflict-resolution abilities.
- Strong organizational and problem-solving skills.
- Ability to work independently and effectively manage daily building operations.
- Proficient in Microsoft Office and Gmail.
- Fluent in spoken and written English.
- Additional languages such as Punjabi, Hindi, or Spanish are considered assets.
- Valid Class 5 Driver's License.
- Ability to obtain a satisfactory Criminal Record Check.
- Flexible availability, including occasional evenings and weekends, as operational needs require.
