THE ROLE

Reporting to the Property Manager, the successful candidate will fill the position of Assistant Property Manager for our Saskatoon portfolio. The successful candidate will draw upon their experience in property management, building operations, and tenant relations as an integral member of the Saskatoon management team. The successful candidate will possess a high degree of professionalism in communicating with clients, tenants, contractors and fellow employees.

WHAT WILL YOU BE DOING?

Administer Leases to ensure all terms and conditions under the lease are met. Assist with the management of parking assignments and agreements.
Assist the Property Manager with Enforcing contract and lease agreements while administering each property in accordance with approved budget and operating policies.
Ensure that corporate governance, environmental, health & safety policies and procedures are compliant.
Assist the Property Manager in the budget preparation of operating expenses and capital expenditure working documents.
Be responsible for ensuring all property management policies, procedures are conducted effectively.
Ensuring physical conditions of the property are at the highest standards by site visits with field operations, contracted vendors and Property Manager. Follow up to ensure all items identified are addressed in a timely manner.
Provide assistance to the accounting team, development team, management team and operations team by keeping on top of deadlines/commitments and pro-active follow-up.
Attend tenant meetings.
Assist in the organization of tenant functions/ events.
Liaise with tenants to resolve problems/complaints and requests.
Process/review and approve preliminary monthly rent roll reports and communicate ongoing rental billing changes to tenants.
Prepare vacancy notices and arrears reports, Monitor and manage receivables and assist in rent collection.
Prepare tenant receivable reports to Property Manager.
Review monthly accruals with Property Manager
Assist in the preparation of construction related documents, including bid summaries and contracts, insurance and WCB.
Establish good working relationships with internal and external contacts including tenants, contractors etc.
Overview of Service Connect reports to ensure tenant calls have been dealt with on a timely basis and follow up on outstanding calls.
Under guidance/direction of the Property Manager; assume and perform all Property Manager duties/functions for an assigned property.

To fulfill this role successfully, you should demonstrate the following minimum qualifications:

A post-secondary College diploma and/or University degree in a related field.
Five years’ experience in commercial real estate or property management.
Hold a current Saskatchewan Real Estate License is required or willingness to attain one.
Working towards an RPA or CPM designation is an asset.
It would be helpful in this position for you to demonstrate the following capabilities:

Proficiency in Microsoft Office and other property management applications such as Yardi, Yardi P2P and Angus.
