The opportunity: Reporting to the Property Manager, the Operations Supervisor is an intermediate to senior building operations position and is responsible for providing administrative, operational and technical service and support. The required tasks of the position will be handled either personally, through personnel of the Operations and Technical Services department or by way of contracted services. The primary objective of the Operations Supervisor is to ensure that the assigned real estate portfolio or complex of buildings is being managed and maintained in a safe and environmentally responsible manner and to the highest level of operational efficiency.

What you will do:
Oversee preventative maintenance and unscheduled repairs of HVAC, mechanical, plumbing, lighting, electrical, elevating devices and life safety systems;
Management of energy and utility consumption and data;
Conduct environmental assessments and reporting;
Implement the corporate occupational health and safety program;
Management of waste, recycling and hazardous materials;
Oversee computerized control systems;
Tenant improvement construction management, supervision of Capital Projects in conjunction with Technical Services Department;
Ensure sound curtain wall, structural and roof maintenance;
Respond to tenant service requests promptly and efficiently;
Perform life cycle costing exercises, implement cost saving measures to reduce operating costs across the portfolio;
Conduct insurance and risk management inspections, remedial actions and reporting;
Participate in annual operations and capital project budgeting;
Liaise with regulatory or civic authorities having jurisdiction;
Provide technical or administrative advice to internal and external clients;

Supervise portfolio operations staff:
Remain current and up to date with new industry practices, legislative changes and new technologies;
Other assigned duties required from time to time;

Operate the buildings in an energy and utility efficient manner.
Assist with environmental assessments and reporting.
Utilize the building management system to achieve energy and utility reductions.
Review consumption trends regularly with operations staff and explain and troubleshoot variances and abnormalities.
Manage and respond to environmental risks and hazards.
Participate in tenant and staff community-support events as appropriate

Who you are:
Technical Qualifications/Industry Equivalency
3rd or 4th Class Power Engineer (Mandatory for properties having a chiller plant in excess of 200 Kva in British Columbia) or
a Technical Certificate ( C.Tech. or A.ScT.) or
Journeyman Tradesperson (Electrician, Plumber, Refrigeration) is an asset but not a requirement or
plus a minimum of 5 years direct work experience in a senior position in commercial high rise building operations; Condominium operations experience an asset
Knowledge of water to water Heat Pump in floor heating Systems an asset.
Valid drivers license;
Proficient in Microsoft Office.
