ROLE OVERVIEW:
Working collaboratively with fellow site staff and contractors, Maintenance Personnel is responsible for completing inspections and preventative maintenance, conducting repairs and renovations, cleaning up work areas, and general site upkeep. Types of work include electrical, mechanical, and plumbing, as well as carpentry, flooring, millwork, and tiling, and also appliance repairs, locksmithing, and painting. Landscaping, snow/waste removal, and pool maintenance will also be required. This is not a comprehensive list and assigned tasks may change from time to time. Success in the position will be gauged by the level of outsourced repairs and maintenance expenditure, tenant satisfaction, as related to service requests, and site upkeep.

RESPONSIBILITIES:
- Carrying out routine inspections of the premises and equipment
- Proactively diagnosing problems and reporting/making recommendations to the Maintenance Supervisor
- Performing preventative maintenance
- Conducting basic repairs and maintenance for appliances and plumbing/electrical/mechanical systems
- Performing basic carpentry, painting, flooring installation, and millworking
- Cleaning up work areas and assisting with garbage collection and waste removal
- Monitoring and maintaining an adequate inventory of building supplies, tools, and safety equipment
- Monitoring for and reporting safety issues and the safe use of hand and power tools
- Overseeing contractors who visit the site and perform work
- Professional and courteous interactions with tenants and residents
- Participate in and assist in the management of community events/initiatives
- Other tasks as assigned by the Property Manager and Maintenance Supervisor

- Number of injury-free workdays at the site

QUALIFICATIONS:
- Highschool diploma or GED equivalent
- 2+ years experience in a similar role
- Experience and knowhow in the safe use of hand and power tools
- The ability to read and comprehend parts catalogues, repair manuals, and construction plans
- A strong work ethic combined with a high level of enthusiasm, attention-to-detail, reliability, and dedication
