Building Superintendent
Location: Ontario (Various Site Placements)

Job Overview
We are seeking a dedicated, highly organized, and proactive Building Superintendent to manage the day-to-day operations, maintenance, and cleanliness of assigned condominium and residential facilities. Operating with a high degree of independence, you will serve as the premier liaison between building management, residents, and board members.
The ideal candidate ensures the safety, welfare, and comfort of building occupants while maintaining the property’s mechanical, structural, and aesthetic standards to the highest possible degree.
Key Responsibilities1. Facility & Common Area Maintenance
- Perform daily building inspections and common area maintenance to ensure efficient operations.
- Promptly address and complete daily service requests assigned by the Property Manager or Supervisor.
- Troubleshoot and execute minor building repairs within technical competence, while continuously working to expand your repair skills.
- Operate property machinery including the garbage compactor, tractor, and specialized moving equipment safely and in accordance with training manuals.
- Replace common element light bulbs and fixtures utilizing ladders up to 3 meters (9 feet) from standing level.
2. Mechanical & Preventative Inspections
- Conduct daily physical inspections of the building’s primary HVAC, electrical, plumbing, and mechanical systems.
- Log and monitor daily parameters (temperature, pressure, leaks, and noises) for boilers, storage tanks, pumps, booster pumps, and chillers.
- Maintain precise site logbooks documenting all regular maintenance, mechanical adjustments, and electrical equipment updates.
3. Safety, Security, & Fire Systems
- Ensure strict compliance with the Occupational Health & Safety Act and all company safety policies.
- Complete daily, weekly, and monthly inspections of the Fire Alarm, Voice Communications System, and Emergency Power/Generator setups.
- Monitor weekly generator self-tests, verify battery distilled water levels, and track fuel levels to notify management when tanks reach half-capacity.
- Maintain absolute control over property keys; escort third-party trades or security personnel whenever entering an in-suite residential unit.
- Respond directly to after-hours emergency situations (e.g., fires, floods, power failures, or heating outages).
4. Janitorial & Housekeeping
- Oversee and execute daily cleaning of the main lobby, entrance mats, loading docks, and parking levels.
- Maintain the garbage compactor room daily by changing, washing, and disinfecting trash and organic bins.
- Perform seasonal outdoor maintenance: pressure washing main entrances, maintaining flower beds, clearing snow/ice from sidewalks, and applying de-icing treatments.
5. Administration & Resident Relations
- Act as a professional and helpful point of contact for building residents, maintaining a formal relationship and directing all private repair or service inquiries to the Property Management Office.
- Receive, verify, and sign for all building deliveries and contracted trade services, routing documentation to the main office daily.
- Manage moving day workflows, including installing/removing elevator protective padding and logging pre- and post-move property inspections.
Job Requirements
- Experience: Previous experience in building superintendence, residential property maintenance, or corporate janitorial environments is highly preferred.
- Certifications: Possession of a Swimming Pool & Spa Operator’s Certificate is an asset (required on specific sites). Willingness to obtain Ministry of Labour mandatory training.
- Physical Fitness: Must be physically fit and capable of safely moving heavy garbage bins, handling compactor equipment, and standing/walking for extended periods.
- Uniform & Safety Gear: Must possess and wear CSA-approved steel-toe safety footwear with skid-resistant soles at all times while on duty. Uniform compliance (company-issued logoed shirt and black pants) is required.
- Availability: Must be able to participate in a 24-hour on-call rotation for emergency response during scheduled workdays.
