Position Overview
Berlin Communities is seeking a dependable, service-oriented couple to work together as the live-in Building Superintendent team for a residential community at 1434 Highland Road West in Kitchener.
This is a shared, two-person position suited to a couple whose combined strengths include building maintenance, cleaning, organization, administration and resident service. Both individuals will contribute to the operation of the property and work together to provide reliable on-site coverage.
As the on-site representatives of the Property Manager and Property Owner, the Superintendent couple will help maintain a safe, clean and welcoming residential community. The couple will share responsibility for the building’s daily operation, upkeep, emergency response, unit turnovers and resident support.
The Superintendent couple will divide and coordinate responsibilities according to their respective experience and strengths. Duties include:
- Providing a welcoming, professional and responsive experience for residents
- Responding to resident inquiries, concerns and maintenance requests
- Completing general maintenance and minor repairs, including painting, carpentry and basic fixture or equipment replacement
- Identifying and promptly reporting maintenance, building or safety concerns
- Following established procedures for building and maintenance emergencies
- Maintaining common areas and supporting general building cleanliness
- Completing garbage removal, snow removal and landscaping when these services are not performed by contractors
- Cleaning and preparing vacant suites for incoming residents
- Coordinating unit access for contractors, service providers, inspectors and other authorized visitors
- Conducting property and unit walkthroughs with contractors, municipal representatives or other authorities
- Processing and following up on work orders
- Maintaining fire-safety logs and other required building records
- Supporting monthly rent collection and serving formal notices when directed by the Property Management team
- Monitoring and managing building supplies, spare parts, tools and equipment
- Maintaining regular communication with the Property Management team
- Performing other reasonable duties related to the operation and care of the property

Previous superintendent or residential property-management experience is an asset.

A two-bedroom apartment is provided as part of the overall compensation package.

Schedule and On-Call Coverage
Both members of the Superintendent team will maintain regular working hours as established with Property Management.
Because this is a live-in position, the couple must work together to provide dependable coverage for after-hours building emergencies, including evenings, weekends and holidays. On-call availability does not mean both individuals will be actively working at all times; the couple will coordinate coverage while meeting the operational needs of the property.
Ability to commute/relocate:
- Kitchener, ON: Plan to relocate before starting work (required).
Compensation & Benefits
- Each member of the Superintendent team will receive a separate employment contract providing:
- Base salary of $25,000 per year depending on experience
- Eligibility for performance-based bonuses
The two-person team will also receive:
- A two-bedroom apartment provided as part of the overall compensation package
- Access to VUE and NUVO amenities, including the gym, pool, party room and meeting room
- On-site parking
The combined base salary for the team is $50,000 per year, plus performance-based bonuses and the provided apartment.
