OBJECTIVE:
Reporting to the President, Cantiro Homes, the Director, Multi-Family is a senior leader within the organization responsible for the sales, project management, operations and construction of multi-family townhomes and housing projects located in Edmonton, Calgary and the Okanagan regions. The role is directly responsible for providing leadership, effective oversight and collaboration within the regions to contribute towards high performance teams and overall success.
ROLE AND RESPONSIBILITIES:
Strategic Management - Contribute to the formulation of a strategy for the division, in line with corporate vision, mission purpose and goals.
- Execute corporate growth strategies for the three regions with a focus on business development, relationship management and collaboration.
- Produce annual budgets and resourcing requirements.
- Responsible to ensure Project Managers are reporting monthly and quarterly on cost forecasts, cashflow, risk and schedule management.
- Responsible to ensure that investor updates to completed and accurate.
- Encourage design excellence in all divisional projects and products while maintaining budget discipline in alignment with pro forma.
- Develop and implement processes to optimize accountability and effectiveness with corporate shared services.
- Develop administrative discipline through process and continuous improvement.
- Manage staffing and resource forecast and provide pro-active action plans to resource load and ensure best utilization for project and divisional success.
Sales and Marketing Leadership
- Responsible to set and achieve annual revenue and sales targets per project
- Market analysis, sales process development and standard administrative process flow documentation
- Defining strategies and opportunity areas for business development and increased market share
Working with VP, Sales and the GM Marketing, as needed, including:
- Work with Sales and marketing to develop project sales and marketing plans
- Establish clear accountabilities and deliverables for all sales and marketing collateral with strict timelines
- Collaborate with Sales and project team to ensure all sales and marketing collateral are accurate and in place to enable the marketing and sales teams to meet the sales and possession targets
People Leadership
- Build new and manage existing relationships with municipal administration and external consultants identify and develop relationships with new vendors and sub-contractors Mentor and coach team members for growth and success and communicate the direction of the three regions to ensure that every employee understands their expected role and responsibilities for contribution.
- Work with other departments collaboratively to establish timely results for the business line. Ensure optimum use of resources and cross-integration of initiatives.
- Define and manage team development set to both team and personal KPI's.
Pre-Construction Leadership
Lead and provide oversight to the multi-family pre-construction team (estimating, design, and project management) to:
- Work with corporate procurement to leverage Cantiro construction specifications by project and provide accurate cost information
- Value-engineer each project to ensure maximum efficiency and value
- Work with corporate procurement to negotiate and solicit best price/value combination from suppliers and trades; analyze cost comparisons and differences in products and services
- Participate in review, development and analysis of scopes of work for sub-contractors aimed at quality control and standardization of equipment, materials, suppliers and services.
- Analyze drawings for Value Engineering/pricing opportunities
- Stay current on industry trends and improvements - and continuously search for new products, materials and processes
- Ensure that estimating team prepare quantity take-offs from working or design drawings for budgeting and bidding
- Achieve efficiencies in processes/timelines relating to construction as well as overall client experience for this phase
Development/Project Management Leadership
- Lead a team of development and project managers to develop and execute project plans
- Working with municipal officials and consultants to achieve all municipal approvals and building permits
- Work with development and project managers to maintain accurate project schedules, issue identification and resolution
- Ensure all disclosure documents and processes are followed and adhered to, meeting the jurisdictional requirements
- Ensure project phasing and legal registrations are completed in a timely manner
- Ensure development and project managers are maintaining budgets including reviewing cost estimates, pricing units, creating proformas, managing/reporting risk management, and properly forecasting cash flows
- Ensure all legal and regulatory items are addressed to allow for marketing, sales and construction and possessions to occur
Construction Leadership
Lead and collaborate with the regional operations to: Set goals and maintain project execution plans Maximize efficiency through development, monitoring and adherence to building budgets, work schedules & labor forecasts Conduct site visits with the regional construction team to evaluate performance of trades against scope of work/contracts and Cantiro Quality Management program Develop strong partnerships with trades ensuring high quality performance Achieve efficiencies in processes/timelines relating to construction and client experience for this phase. Ensuring that homes are conveyed to clients with zero deficiencies in a timely manner
Warranty Services Leadership
Lead the service team to:
- Manage performance standards for warranty team including completion of occupancy, 60 day and 1-Year Warranty Service Requests.
- Oversee all warranty team activities to ensure consistency in workmanship and superior customer satisfaction.
- Oversee and review warranty team to assure trades perform work in a timely manner and charge backs/payments are up-to-date
- Continuously refine QA process to meet the Cantiro standards of excellence in customer service
Key Results

- Contribute operations information and recommendations to strategic plans and reviews; prepare and complete action plans; implement productivity, quality and customer-service standards resolve problems; complete audits; identify trends
- Forecast requirements; prepare an annual budget and goals; schedule expenditures; analyze variances initiating corrective actions
- Continuous improvement operations systems; develop, implement, enforce and evaluate policies and procedures

EDUCATION AND EXPERIENCE REQUIREMENTS
- Degree or diploma in Business or relevant development, design or construction field.
- 10+ years of progressive experience including Operations, Project Management or related discipline including mentoring and training staff.
- Previous experience in the for sale multi-family residential construction industry is required, Strong leadership qualities and ability to motivate team(s).
- An understanding of customer and market dynamics.
- Understanding of legal requirements associated with condominium developments.
- Creative problem-solver.
- Proficient in leading change and supporting others in personal transition.
- Previous experience in developing sales and marketing strategies.
- Proficient with Microsoft Office applications (Word, Outlook, Excel, etc.).
- Previous experience with Homefront considered an asset.
- Valid Driver’s license and personal vehicle.

- Broad knowledge of the regions, homebuilding and multi-family industry.
