Job Overview
We are seeking an experienced and autonomous Residential Building Manager to take full operational ownership of a residential portfolio of up to approximately 200 units across multiple established residential properties in Alberta.
This is a hands-on leadership role requiring 3–5 years of residential property management experience, with accountability for overall operational performance, asset condition, tenant experience, and financial and occupancy outcomes across the portfolio.
The successful candidate will operate with a high degree of independence, demonstrate strong judgment in day-to-day decision-making, and proactively identify and resolve issues before they escalate.
Key Responsibilities
- Full accountability for day-to-day operations of assigned residential properties
- Lead leasing activities including marketing strategy, pricing recommendations, unit turns, showings, tenant screening, and lease execution
- Manage rent collection, arrears control, and tenant payment follow-up in a structured and consistent manner
- Oversee tenant relations with a focus on retention, service quality, and professional conflict resolution
- Conduct regular property inspections and ensure buildings are maintained to high operational, safety, and presentation standards
- Oversee all maintenance coordination, including preventative maintenance programs, work order prioritization, and vendor performance management
- Source, manage, and hold contractors accountable for quality, cost control, and timely execution
- Ensure compliance with the Residential Tenancies Act (Alberta), company policies, and all applicable safety requirements
- Maintain accurate and timely records, reporting, and operational tracking using Yardi
- Monitor key performance indicators including occupancy, arrears, turnover, and maintenance responsiveness
- Support annual budgeting processes and ongoing expense control and variance awareness
- Participate in an on-call rotation and respond to after-hours emergencies as required
Qualifications
- 3–5 years of residential property management experience, ideally in a multi-residential or independently managed portfolio role
- Proven ability to independently manage a residential portfolio from end to end
- Strong knowledge of building operations, preventative maintenance, and vendor/contractor management
- Solid understanding and practical application of the Residential Tenancies Act (Alberta)
- Demonstrated experience managing leasing performance, rent collection, arrears, and tenant relations
- Strong financial awareness, including budgeting support, expense tracking, and variance recognition
- Experience with property management systems; knowledge of Yardi Voyager is a strong asset
- Strong decision-making ability with a track record of resolving operational and tenant issues independently
- Excellent communication, negotiation, and conflict resolution skills
- Highly organized, detail-oriented, and able to manage multiple priorities across properties in a fast-paced environment
- Strong ownership mindset with accountability for portfolio performance and operational outcomes
