Position Summary:
Our client is seeking an experienced Operations Supervisor to lead building operations for a prominent commercial office tower while providing leadership and operational support across a regional portfolio. This is a hands-on leadership role for someone who enjoys solving complex building challenges, coaching others and taking ownership of operational performance.
Working closely with Property Management, the Operations Supervisor will oversee the day-to-day operations of the assigned property while driving preventive maintenance, continuous improvement, tenant service, and capital planning initiatives. This individual will lead by example, supporting the operations team, providing technical guidance, challenging the status quo and making thoughtful recommendations that improve building performance, reduce operational risk and enhance the tenant experience.
Although primarily dedicated to one building, this role also supports the broader portfolio during project work, vacation coverage and the on-call rotation, requiring familiarity with all regional properties and the ability to step in wherever needed.

● Compensation: Expected base salary of $95,000 to $100,000 commensurate with experience, +a discretionary bonus based on personal and company performance, + employer-paid benefits and RRSP contribution, 3 weeks' vacation
Position Responsibilities and Essential Functions:
Leadership:
● Lead, mentor and develop Building Operators and Maintenance Technicians through coaching, technical guidance and ongoing support.
● Foster a collaborative, accountable and safety-focused team culture.
● Coordinate and participate in the regional on-call rotation.
Building Operations & Maintenance:
● Provide day-to-day operational leadership for the assigned property while ensuring optimal building performance.
● Promote a proactive preventative maintenance culture across the portfolio.
● Troubleshoot complex building-system issues and provide technical expertise to the operations team.
● Identify operational deficiencies, investigate root causes and recommend practical, long-term solutions.
● Support other properties during projects, vacation coverage and operational needs.
Capital Projects & Asset Management:
● Partner with property management to develop capital plans and operational improvement strategies.
● Evaluate repair versus replacement options and provide technical recommendations.
● Prepare scopes of work, obtain quotations and oversee maintenance, capital and tenant improvement projects.
Tenant Service:
● Ensure a high level of tenant service by responding promptly and professionally to operational concerns.
● Monitor work orders and service requests to ensure service standards are consistently achieved.
Vendor Management:
● Build and maintain strong relationships with contractors and service providers.
● Monitor contractor performance to ensure work is completed safely, efficiently and to a high standard.
Health & Safety:
● Lead Health & Safety initiatives across the region.
● Ensure compliance with all applicable legislation, policies and procedures.
● Participate on the Health & Safety Committee and investigate/report property incidents.
● Develop and maintain strong relationships with tenants by delivering responsive, professional service.
● Coordinate closely with building operators, property administration, operations, leasing and finance to ensure efficient portfolio performance.
● Oversee vendors, service providers, and maintenance contractors to ensure work is completed safely, on time, and within budget.
● Prepare annual operating budgets, financial forecasts and monthly variance reporting.
● Administer leases, tenant improvements, renewals and occupancy-related matters.
● Coordinate capital projects, repairs and building improvement initiatives.
● Conduct regular property inspections to identify maintenance, safety and operational priorities.
● Monitor building performance and recommend opportunities to improve tenant satisfaction and operational efficiency.
● Ensure compliance with company policies, health and safety standards and regulatory requirements.
● Participate in the on-call rotation while working alongside a dedicated operations team that provides first-response support.
Key Qualifications:
● Minimum five years of commercial building operations experience, including experience leading or mentoring technical teams.
● 5th Class Power Engineer certification required. 4th Class Power Engineer certification is considered a strong asset.
● Comprehensive knowledge of commercial HVAC, BAS, electrical, plumbing, mechanical and fire/life safety systems.
● Demonstrated ability to troubleshoot complex building issues, identify root causes and develop practical, cost-effective solutions.
● Experience managing contractors, coordinating maintenance activities and overseeing building improvement projects.
● Strong leadership skills with the ability to coach, motivate and develop high-performing operations teams.
● Excellent communication and relationship-building skills with tenants, contractors, ownership and internal stakeholders.
● Demonstrated ability to prioritize competing operational demands, think critically and make sound decisions with minimal supervision.
● Highly organized with strong planning, problem-solving and time management skills.
● Proficient with Microsoft Office and computerized maintenance management systems.
● Valid driver's licence with the ability to travel between portfolio properties as required.
