We're growing!! And looking for a detail-oriented and enthusiastic candidate to join our team for the position of Property Manager/Manager In Training in Edmonton, AB. This is an ideal FULL-TIME opportunity and Training a right Candidate for this role.
We are looking for a strong Property Manager/Manager In Training that would be responsible for the day-to-day operations of a brand new community, including finding and placing qualified tenants. This position has direct responsibility for collecting rents, screening tenants, evicting tenants, managing vacant properties, property maintenance, managing budgets and the management of on-site staff.
Duties include:
- Apartment building management through rent collection.
- Strong office administration and customer service.
- Conduct and/or supervise all on-site activity in accordance with the specifications of GSK Properties and in line with all applicable legislation including Occupational Health and Safety Act, Residential Tenancies Act and the Alberta Human Rights Act.
- Review of leases to ensure accuracy and completeness;
- Coordination of grounds maintenance and building maintenance, observing all budget restrictions
- Build Community Environment.
- Deal with trade to ensure that all required services are being performed properly
- Report periodically to management on the status of the property
- Provide excellent customer service to our current tenants, and prospective tenants;
- Assist in accounting efforts as required;
- Perform site and tenant inspections;
- Supervision of Vendors, Administration and Maintenance Staff
- Handling of tenant requests or problems efficiently, professionally and in a timely manner;
- Handling of emergency situations;
- Review of payables to ensure accuracy and completeness and approve within authority level; and,
- Assist with leasing and marketing efforts, as required
- Must be able to travel locally for meetings and business requirements
- Must own and properly register and insure own vehicle
- Must possess valid driver’s license
- Willingness to work evenings and weekends for emergency calls
Qualifications:
- Ability to troubleshoot and problem solve effectively, Ability to multi-task.
- Excellent communication and organizational skills required.
- Ability to multi-task and remain detail oriented.
- Good judgment and innovation.
- Ability to work independently as well as with a team.
- PC skills are an asset (Word, Excel, e-mail/web).
- Previous sales experience an asset.
Education & Experience:
- High School Diploma or 2 years work related experience.
- Previous experience renting apartments and assisting tenants required.
- Experienced in sales or related field.
- Knowledge of applicable legislation respecting residential tenancies in Alberta and the rights and obligations of Landlords and Tenants an asset.
